We are offering a $1,000 VISA Gift Card to all eligible customers who switch their property management to CAPEX Property between 1st May 2024 and 31st July 2024.

Our full-service property management package includes:
— 2 Inspections a year
— On-call emergency hotline
— Detailed condition reports on your investment to ensure the condition of the property and the standard of cleanliness is maintained.
— Comprehensive tenant exit inspections and re-leasing preparation.
— Processing of extensive tenancy applications.
— Maintenance and repairs, sourcing and coordinating appropriate contractors and organising written quotes and invoices for your approval.
— Preparation and attending administrative tribunals as needed.
— Facilitation of the payment of council rates, water rates and property insurances
— Access to a leading owner management app to manage your property financial information, download and print statements and drill into inspection reports.

Our all-inclusive management fee is 7% (inc. GST) of weekly rent. We do not charge any lease renewal, administration, or monthly fees. Our letting fee is 1 weeks rent if you need a new tenant + any premium marketing costs above our standard inclusions. Our focus is on attracting and selecting long-term tenants to reduce letting fees.

Switching property managers is easier than you think! We handle everything - including the breakup call, forms and paperwork exchanges with your old agency. Nothing changes for your tenant except where they deposit rent.

Terms and Conditions:
— The $1000.00 VISA gift card will be issued at the 12-month anniversary of the property being managed exclusively by CAPEX Property.
— The property must be currently tenanted and the client must be switching from an existing property management company.
— The property must be within an eligible suburb, meet our fiscal requirements, and must meet RTA minimum housing standards.
— Limit of 1 gift card per customer.
— The gift cards cannot be exchanged for cash.

        Managing a property is hardly a fixed amount every year, hence why I said it's an advertisement.

          A year is a long time for other unexpected costs to build up.

          $1000 at end of a year is to help lock you in, possibly against your better judgement😲

          Management fees are higher in Qld, as others have commented. This is lower than average fee.

    Just a side thought: I wonder if CAPEX started as a developer or RE Agent selling and not property managing, because I would've thought OPEX would be more appropriate a name…?

      Insiders would say: Either overpriced maintenance to make up difference or option B to see what happen in a year?

      • Seems overpriced maintenance is normal with management services & agents.

        They usually have their own team or contractors to carry out the work. And likely add their own fee for assigning the work order.

        Certainly far more expensive than if I had sought quotes. But that's not what I want to do when a long way from the property.

        You can always find websites with non-verified claims to back up whatever spurious argument you’re trying to make.

        Also if they’re offering a $1000 gift voucher AFTER twelve months then they’ve likely nickel and dimed you out of >$1000 over that first year.

          Conveniently leaving out… that 1 – 4 weeks rent fee @$1000/wk in my Brisbane street - is a high additional fee😜

          Importantly, that's not the fee for BRISBANE!! As you claim!

          Qld is a bloody big place. This Deal's fee is only for some suburbs in Brisbane!!

          A management fee in a tiny remote town thousands of Km from Brisbane may be a lot lower. Other sites state it's up to 12% up North.
          But that's all irrelevant, like your misquoted claim!

          I've got actual quotes for my area of Brisbane, all higher than this fixed 7%!
          Fees are often not fixed, but vary depending on a range factors.

    Am considering renting - so ineligible.

  • Entity name: CAPEX ONE PTY LTD
    ABN status: Active from 02 May 2024 seems to be a new business. I think ill give them a try as long as i got the choice to do my own maintenance. I just hope i don't regret it.
