Notice Period Required on Fixed Term and Periodic Term WA? 30 Days and 60 Days?

My uncles house is really old and he has engaged someone to do a major renovation.

Only thing is he needs to leave the house while the work is on going, so he needs to find a 3 month lease in his area and lucky enough someone is looking for a short lease while he is FIFO.

Question is if my uncle were to sign a 3 month fixed lease with the possibility of going for another 3 month fixed lease. If he only stay for 3 months, at what period does the owner can ask him to vacate the property? My understanding is by WA rental law the lease doesn't automatically end until a notice to end the lease was given 30 days advance. Which means the owner need to give him 30 days from the lease end or 30 days after the lease end?

And if he were to going to periodic lease after the initial 3 months fixed agreement ends, the owner needs to give him 60 days notice from the the date the 3 month fixed date ends? Which means he would then have in total 5 months to stay in the rental property, is that correct?

    Who waits for the owner to give notice? Tell your uncle to give the owner notice with the correct period!!
