Renting a Room out in Rental Apartment

Hi there,
I am renting a two-bedroom apartment in NSW. To help reduce the cost with the rent, I am planning to rent out one of the bedrooms to a friend of someone I know for 6 months at least or possibly more. I know that the owner does not care about this. The apartment is rented in my name and I wire the rent to the owner every month.

My question is the following: is there any risk for me in terms of any tax implications or anything like that if the guest pays his share of the rent to my bank account every month? Am I supposed to declare it somewhere? It didn't think it would be a big deal, but I wanted to check. Thanks for your advice.

  • Tell the owner and then add this persons name to the lease then there will be no implications for you at all, including liability for this person in the event they break something or disappear.

  • Centrelink may look at this as you are partners and reduce payments is you are receiving any.

    • Not sure if they're eligible for Centrelink as their post history says they're relatively new to the country (the use of wire instead of bank transfer is also another indication they may not have been Australian-born)

  • no, they're just sharing the rent (and presumably also other expenses eg utilities)
