ME Bank has updated its $3,000 cashback offer for home/investment loan refinance. The minimum lending is still $700K, but now it can be combined with a property purchase if it's under the same application with a refinance.
Plus as an extra incentive, we're also offering our own broker cashback of $2,000.
This means you can get $5,000 total refinance cashbacks!

Indicative interest rates can be viewed on their website. We may be able to get you a little bit lower than website rates.
Variable rates on the website currently start at 5.83% for owner-occupied loan, 5.98% for investment loan which can be Interest Only at the same interest rate (very good).
Want multiple offset accounts? Up to 10 offset accounts can be linked to the CompleteME loan.

Terms & conditions of the ME Bank Cashback Offer:

  • A $3,000 cash back offer is available on refinances of an existing home loan from another financial institution to ME Bank with a minimum new lending of $700,000 and a loan to value ratio (LVR) of up to 80%. To meet the minimum new lending amount, multiple or split refinance applications can be combined provided all combined lending is in the same customer's name(s) and submitted at the same time. This is a limited time offer, and applications must be received between 1 May 2026 to 28 August 2026 (inclusive) and must settle within 120 days of the loan application date.

  • This offer is available to Owner Occupier and Investors on all ME home loan products. This offer is not available for Owner-Occupied loans with interest only repayments. Applications that include both a refinance and a property purchase as part of the same application will be eligible for this offer, provided all other eligibility criteria are met. One of the borrowers on the loan application must hold a SpendME transaction account prior to payment of the cashback. This offer is not available where any of the loan funds are for the refinance, restructure, switches, or top ups of home loans from ME or any other Bank of Queensland (BOQ) Group lender including BOQ, BOQ Specialist and Virgin Money (Australia).

  • Only one cash back payment will be paid and any of the customers who have received a refinance cashback payment from within the BOQ Group within the last 12 months prior to the loan application date will be ineligible for this offer.

  • The cash back amount will be paid within 60 days of loan settlement into a SpendME transaction account only, held by the borrower(s) on the application. Cashback will not be paid to a home loan account or any other account type. Applications are subject to credit approval. This cashback offer can be withdrawn or varied at any time.

Terms & conditions of our Broker Cashback Offer:

  • A $2,000 broker cashback offer is available in addition to any cashback from the bank.
  • Minimum ongoing loan balance $400K (net of funds in offset account).
  • Half of the broker cashback will be paid after 12 months, the other half after 24 months, if you still have the loan.
  • Not available for complex applications (if you have 3 or more properties).
  • Apply between 1/05/2026 and 28/08/2026.

  • Do you work with "Help to buy"?

    • Yes we've got a bank who participates in Help to Buy scheme (ME Bank doesn't).

      • On $400K+ loan what cashback can be expected from that bank?

        • That bank doesn't offer cashback unfortunately, but our $2k broker cashback is available.

  • Any offers for 500k-700k loan size

    • We do have Bank of China who can offer $2888 cashback on $400K+ loan, and you can also get the $2000 broker cashback from us :)

  • Do you require statements fetch via 3rd parties like

    • ME Bank doesn't require bank statements as part of standard approval criteria.

    • I'd say if they need it, then most likely. I used to work in finance as well, and most lenders no longer accept manual bank statement (a term we refer to bank statement that was provided/acquired from the bank or online banking directly). Too much fraudulent documents going around. If it coming from a third party such as the above, they can ensure the accuracy of the data, not to mention that it willl help with their assessment as the reporting generallly have a break down on your income & expenses already in summary.

      • While it is convenient for them it is also actively discouraged by the bank so not to use your bank credentials on such sites.

  • Hate scam crap like this. Users will never see that $2k broker money. You'll "forget" and force users to chase. Def will never see 24 month one.

    If you weren't dodgy, you'd offer it out the $4.5k they will pay you upfront. Instead you're scamming with dogy advertising and hiding the fact wont get it for 2 years in small print.

    • This would be because they’ll lose their commission if you change within 2 years.

      Reminder that brokers are just another salesperson. I honestly don’t get the appeal of them.

      • In some cases yes. But I've had a broker I've gone back to a few times even when I'm pretty well versed in finances and often do my own applications, sort everything out quite easily.

        My broker negotiated with the real estate agent I was working out settlement terms with, found a way for everyone to win and get us into the property without a bridging loan, saving us upwards of $50-100k, if not even more. He had us hold out on a loan application as we were able to get a better rate with a lender. Better than Unloan and other online lenders as well. So he's saved us on a lot of fronts.

    • What else to do if banks don't offer even this cashback? Any better ideas?

    • Shame on you mate. Asking for all of the commission. Read thru his posts. He has an outstanding record of attending to his customers. Not a single one has ever complained and only praises. Are there better deals, possibly yes. But you can’t ask him to share all of the commission as if you are entitled to it. There are only a few brokers left sharing broker commissions, thanks to arrogant comments like yours. Just put a reminder in your calendar, how hard is it?

        What respect - he's paid that commission up front. Between $3k to $4k. For using a spreadsheet calculator we all have access to and loading a loan online for you.

        You're literally paying him $4k up front to fill in some paperwork. AI or an EA can do it for you. Cheaper. By all means, pay the highest admin cost ever, but don't come here giving "salt of the earth, how do you" vibes.

        He gets money up front and trail. His rate is not competitive. The cashback will cost you more over two years than other loans. Failing ASICs "Best interests" rule offering a loan that pays more to him.

        Zero "interest" in the customer, lots of interest in making more money, on an inferior product, cost more interest to end users.

        Facts and law are not on the side of your argument.

  • A quick comparison between this deal and UP Bank:

    Up Bank variable rate is 5.70%, no annual fee, and 50 offset accounts included at no extra cost.

    ME Bank "EconoME" (basic) loan is 5.88%, no annual fee, no offset accounts.

    ME Bank "CompleteME" loan is 5.89%, annual fee $395, 10 offset accounts included in the annual fee.

    On a $700,000 loan, that extra 0.18%/0.19% interest charged by ME Bank plus annual fee will cost you an extra $1260/$1725 respectively.

    So if you're willing to refinance more frequently than every 4 years/2.9 years respectively, this deal is better than Up Bank. If you're not interested in chasing refinance deals that frequently, UP may be better for you.

    And in case anyone needs a reminder, ME Bank had a debacle a few years ago, when they changed the rules about redraw and forgot to tell their customers:
    APRA asks ME Bank to explain why it took money from redraw accounts to pay down mortgages.

    And ME Bank have been in the news this month too:
    ME Bank customers rage as ‘nightmare’ app rollout blocks access to their money.

  • Horrible rate at 5.83% for owner occupied

    • Where are you seeing 5.83%? I can't see anything less than 5.88%

      • The broker said it on the post. Maybe thats what he meant by getting slightly less than website rate

  • I was approved for this loan a few months back (end of Jan), however the bank undertook a property valuation and the loan amount came back just under the 700k figure, being ineligible for the cashback. Is there a way to make this work, or do I have to wait for the property price to increase?

    • Take extra loan, see above one of broker comment h3 suggested that

    • Did the valuer go inside the property? Can potentially request another valuation which involves physical visit, if it's not already done. Or if you have another property or want to buy another property, can combine the properties to meet the $700k minimum lending.

      • Yes, online val came back really high, but a previous online val had a discrepancy so they sent a physical val. Unfortunately came in under during the physical val. How long to wait to try again?

        • Oh… hmm I guess it will be difficult. If you believe the valuation should be higher, can try to dispute by providing at least 3 other properties which were sold recently and very similar to yours. Otherwise can try again in 3-6 months perhaps.

  • 3 properties cannot?????

    • You can get the $3k cashback from ME Bank, just not the $2k cashback from us.

    • Worth considering unless you want an offset account, as it looks like Greater Bank don't do offset accounts. Redraw only.

  • Will the broker cash back be passed to us?
