Back after a good run here in August, same 50% off for a few days.
The problem we built this for: everything about a property is on a government register somewhere, but it is spread across a dozen portals and written for planners, not for people about to sign. PropertyFlags reads those registers for one address and turns them into flags in about a minute, so you know what to pay attention to before you commit.
How the flags work: every check looks the address up in a register of known problems: flood areas, bushfire prone land, defect orders, contaminated sites, road reservations and so on. If the address is on the list, you get a red flag (confirm it with the authority that keeps the register before you go further) or a yellow flag (worth a closer look, like a development application lodged nearby). If it is not on the list, you get a green flag: that register shows no problem for this address. A green flag is only as good as the register, which is why we name the register and the date we read it. If a register does not answer at all, the report shows it as unavailable, never as green. Flags are a count of findings to review, never a score and never a verdict; the decision stays with you.
Every finding names its source, so you can check it yourself and put it in front of the agent. Nothing is estimated or guessed. The report says clearly what it cannot do: it is not a building inspection, not legal advice, and it does not replace the planning certificate your conveyancer orders.
What is checked: flood mapping, bushfire prone land, building defect orders, contamination records, road and public reservations, development applications nearby, heritage listings, easements on title, noise exposure, school catchments, and the planning controls for the block (zone, height limit, minimum lot size).
Two editions. The buyer report covers all of the above. The renter report is about living there: noise, defect orders, hazards, and the questions to ask the property manager before you sign the lease.
Try before you pay: run a free flag count on any address, then open the full sample report for your state. If a government source is down and the report cannot be produced, you get a refund.
Covers NSW, VIC, SA, TAS, ACT and QLD (Brisbane, Gold Coast, Moreton Bay).
Code OZB50SEP, 50% off both editions until Monday 7 September: buyer $14.50, renter $9.50.
