Nah. When something like this is combined with cashback or $500 gift card, it offsets the requirement to stay 90 days to get the free period.

Not without an additional gift card / Cashback by some other website. Getting 6 or 8 weeks free after 2-3 months is very standard and you can get that pretty much all the time.
Medibank does atm 6-10 weeks off with only 42 days before the free weeks are applied + a small gift card. Hbf also gives the weeks for free after 1 month only atm.

If the terms are as described (I haven't check them), then:
56 days free of a total minimum holding period of 146 days represents a discount of 38%.
The common industry offer of 'pay 1 month, get 6 weeks free' represents a discount of around 56%.
I would only take up the HIF offer if nothing else was available.
