Leasing a New House - Property Inspection Report

Hi everyone
Im leasing out a new property which has front garden and car park.
Ive questions regarding how to mention the state of garden.
Any other important points would be useful as well.

    the garden should be maintained in the condition it was when you move in.

    take photos of everything. email them to the real estate agent. your emails + photos (which will be "dated stamped" ) will show the state of the property as at your occupancy.

      PHOTOS. PHOTOS OF EVERYTHING!!!

      At the end of the day, every single landlord I've had has been an A-grade f-wit on moving out day. We pay our rent on time without fail, we maintain the property to an excellent standard, but not once have I not had to fight to get a full bond back.

      Once, I had a landlord try to keep 50% of a bond because paint was marked on a skirting board from where furniture was up against it. This is clearly 'fair wear and tear', but we had to go to VCAT to have that ruled in our favour!

      • Unfortunately agreed. Haven't had issues with private landlords but if going through a property manager (Stockdale Leggo, etc) then they will try to keep your bond for just about anything so take pictures and add another page if you need to expand on the condition report.

        • I consider myself an exemplary tenant; maybe I've just had a couple of bad landlords. I'll bet the damage for which I was charged was also charged to previous tenants :(

        • @picklewizard: I'm sure you're right re: charging to other tenants as well. Unfortunate when good tenants gets bad landlords.
