To remove asbestos contained popcorn styled ceiling

I have recently purchased an old unit.
any one know any good contractor can remove that old style asbestos contained popcorn style ceiling?
and what sort of cost is reasonable?
its about 30 square metres

    Your first step should be to send a sample to a lab for testing.
    My unit was built in 1973 and i would of thought it had asbestos in the vermiculite ceiling but a test showed no traces.
    I found Parsons Brinckerhoff to be the cheapest $38.50 (July 2013). Here is the email they sent me -

      We have used Hazcon in the past and I thought it was around $80 for a quick test

    I had a similar issue and my builder advised that we suspend a new ceiling 100mm below it - anchored to the walls. Not sure what you are trying to achieve but if you disturb the asbestos (if it is absbestos) it will probably blow the budget getting it properly removed. My understanding is it's not dangerous if left untouched so burying under a false ceiling poses no risk.

    Not a direct answer to your question but worth thinking about as an option.

      That's an economical option, however if the existing ceiling is many decades old, the asbestos will be friable and ready to fall off in some places, I have seen those popcorn ceilings sag and fall down in large pieces. Any building work nearby is almost guaranteed to 'disturb' the ceiling at least to a small degree.

      If you check ServiceSeeking.com.au for asbestos removal, after a few days you should get a wide range of quotes.

  • I was trying to do the same thing. But got advise from the Strata that this may not be just your own issue. It could be the responsibility of the whole block to test for abestors if every unit is having the same type of ceiling. Depending on how your strata agent managed, some did not care what you have done inside the unit including the ceiling even though it is supposed to be a common property between units.

    Trying to remove the vermiculite in my unit requires drafting a by-law and need to be approved by the strata. Installing a drop ceiling does not need to do anything.

    I was trying to search for some abestos labs to do test but some of them seem no longer work. I may try the one mentioned and see how it goes.

    Firstly… I think you should assume it has asbestos. If you want it tested - get someone who has years experience and will take the sample for you.

    I looked at buying a place with a popcorn ceiling and from memory….. it is one of the worst types of asbestos to remove, also it cannot be painted.

    The best option is indeed the hanging ceiling… but because you cannot fix into the asbestos you might need more than 10mm, and in doing so might lose too much ceiling height.

    What type of unit is only 30sqm?

    • You can paint the popcorn ceiling. What they do, is to spray a very thick layer of paint on top of them. They may last for a few years, but you may have to do now and then.

  • Sure about that? "If your sample comes back positive for asbestos, there are only two ways to deal with it safely and legally:

    You can encapsulate the asbestos with a new layer of non-asbestos acoustic sprayed over the top of the existing ceiling. This is the most economical solution to the asbestos problem, but still leaves your home with that dated look.
    The pricier solution is to have a certified asbestos-abatement company remove the finish and then have the wallboard retextured and painted. Cost for having professionals remove asbestos vary but for, say, a 15-by-20-foot room you can expect to pay $3,000 to $5,000.

    It is illegal to paint an asbestos-containing acoustic ceiling because rolling or spraying can release the harmful fibers into the air, where they can then be inhaled."
