Conveyancing - Buying property

Does anyone know of a good solicitor in NSW who can help out with the conveyancing work for a property purchase? Looking for personal recommendations.. preferably one who charges a fixed fee with great service.

  • From my experience in Melbourne should be around 500-600
    Usually higher if they are solicitor
    Selling a unit is expensive they have to apply for all these certificates from body corporate and insurance for liability

    Maybe ask your experienced real estate agent for an experienced one ?

    I work for a law firm in Sydney CBD part time (I'm a full time law student), so I don't really benefit at all from you utilising the services we offer.

    But based on my personal experience, having worked with the Conveyancer (who mind you has worked in 33 different law firms) - I feel that our firm is extremely good with client/customer service.

    I agree with you looking for a fixed price as there may be extra attendances etc. Our conveyancer isn't a practising solicitor, but has done a law degree.

    Feel free to PM me for more details, or alternatively enquire for my work email and send through your details to which I can on-forward them to our conveyancer.

    I note that you should always prioritise service over monetary value - the above suggestion of $500-$600 is barely enough to cover the costs of disbursements alone - ASIC searches as required by law, photocopying, settlement fees, etc etc. (However, I can give you tips on how to obtain discounts on some of the disbursements). [by the way, am not bashing on the person who suggested the $500-$600 range as it is their personal experience so please don't get me wrong! XD]

      That's good that you're not bashing the $500 suggestion. Because someone who has changed jobs 33 times shouldn't be recommended for anything except perhaps some ADHD medication. ;-p…

  • I've purchased three properties using different NSW conveyances in the last 3 years.
    Typical costs are as follows:
    Fixed fee - $800-$1000
    Disbursements - $150-$400 depending on area, also buying a unit within a strata scheme will cost a bit more
    Some will also charge additional for sundries.
    Budget about $1500

  • I purchased my first home a few years back. I did it myself using a $99.00 kit from DIYconveyancing.com. My problem was that I spent my last dollar in the deposit and didn't want to increase my home loan by another $1000. It was a brand new house and I was dealing with a large home builder, so it was pretty safe to DIY.

  • My friend who is a conveyancer advised against her own company however highly recommended her close friend at Sargeants Monash. Rebecca Hall is one of the directors and helped me with my short 1 month settlement. She was amazing, made sure everything was moving towards settlement as planned, emailed or called me with updates or to catch up on next steps.
    It was all a blur but she was amazing with dealing with the lenders, vendors conveyancer and being there at settlement.
    There was a hiccup from the vendor's side so we couldn't settle as planned. My conveyancer did a great job with a solution and I got to pickup my key that day. Settlement occured as planned thank goodness!

    So glad I went with them and everything was fine from our side thanks to her attention to detail with everything.
