Custom Kitchen

Hi,

I'm looking to have a custom kitchen built.
The kitchen is approx 2.5m x 3.5m give or take.

We've had quotes of $25k to $35k, which I think is pretty ridiculous!
We've already bought an oven, cook-top and range hood.

We want a kitchen built with good quality materials, so when people come by and visit, they think "quality", but I want it to be at a decent price. Any recommendations on a good craftsman who can build a quality kitchen we're going to fall in love with?

    The quote you've got is most likely for a very decent kitchen if custom built.

    I just did something similar, my kitchen is only 2.2 x 2.8, L-shaped, got quotes between 15k - 20k, apart from appliances. That included ripping out the old one, floor tiles, some electricity works, plumbing, new cabinets and splashbacks…etc. If you are looking for an U-shaped, gourmet or island kitchen, I believe that will cost more.

    What I would see the things to make a kitchen to look "WOW" are the doors, benchtop and what's on your floor. If you have everything shiny, they look much better that the matt/boring ones. But whether they are practical to be used is another story.

    Depending on your requirments, kitchens are not cheap. the most expensive parts that I have are the doors, benchtop and tradies. The stone benchstop costs betwee 1.5 - 2k. The tradies costs between 3-4k. Doors and cabinets costs 7k.

    We finally went with TGG as we were able to source everything from them except tiles. The job has started but still hasnt completed yet.

    And also, I think if you want something that you will fall in love with, you will have to be part of it. Think about doing some of the works yourself and that could save a bit. And you can proud of yourself when someone come over and see.

    I'm not looking for an island set-up - just a simple kitchen made with good materials.
    Will most likely be selling up soon, so don't want to plug too much money into the kitchen (but I do want it to impress!)

    I had freedom kitchens do mine. It was 2.5 x 3m, total cost was ~20k including appliances, trades, new floor, etc. The design was quite different to my old kitchen therefore requiring a lot of electrical work.

    Were you happy with the freedom kitchens design and finish? $20k for appliances, trades, floor etc sounds reasonable… I already have appliances so may save some $$$ there. Seems like a decent price

    I currently have tenants living there - hence why I can only give an approximate of the kitchen area. Work can only really start at the end of the lease.
    Do you have a website, or photos of some of the work you've done? Also, what kind of price and experience do you have building kitchens?

  • If you are just looking for setting it up for sell, then I would probably think 20k will be too much. You can possibly try to look for some 2nd hand kitchen on ebay or demo ones from some shops which may be of better bargains. As you are not going to use it yourself, not really any points to try to search for the best materials to be used. And I believe the cost for the kitchen can be deducted/negative geared/depreciated from the investment property.

  • Ideally, I want to keep the price as low as possible. I want the kitchen to have the 'wow' factor for the least amount of cost. Also, we're re-carpeting the floor and renovating one of the bathrooms. 'Wow' factor is very important. I want people to fall in love with what they're seeing so they're more generous with their cheque books!

      To be honest, if I were you, renovating to sell, as long as the price is reasonable and reliable, varying by a few thousand dollar shouldn't matter much. As the final expense could possibly come back from the selling price. Although asking price is not directly proportionate to what is new inside the home, but kitchen and bathroom is definitely a ++. Carpet…., imo, better put floor board in which appeal people more. If you could manage to find someone to do all these together, it may end up better off than finding individuals doing bits by bits.

    How is the actual layout of the current kitchen? Would replacing the benchtops and doors do what you're needing, for the purpose of selling?

    If you end up getting a totally new kitchen, make sure the cost of removal is itemised, because taking them out is VERY easy and you could do it yourself. Alternately, if you don't want to go to the trouble, advertise it as a freebie with the conditon that they have to remove it themselves (obviously with the condition that they don't damage anything else in the process.)
