House floor plan

Most of the house floor plans I looked at have master bedroom at the front. My preference is to have it located at the back and have the living/kitchen area placed at the front to make use of the north-facing frontage. I know it is rare to find a house with living/kitchen area placed at the front. Do you think it is a strange set up and is there any disadvantage of it other than the impact on the re-sale value when I plan to sell the house in the future. If anyone happens to see a floor plan with kitchen at the front, would you please give a reference where it is? TIA.

    Might be worth checking if your proposed house layout is council compliant. I noticed the same thing when I was browsing the plans from builders at the display homes. Apparently it related to council regulation requirements (which I am not too sure about) meaning you needed to locate the kitchen at the back, hence logically this means that bedrooms will need to be in the front, that's why most plans have the kitchen at the back. But it might be different in your part of the world. :) I was also wanting to have my master bedroom at the back instead of the front, because I didn't want to hear the noise of cars going past when I sleep at night.

    you find that all houses designed by project homes or display home companies are designed without a specific block of land in mind…

    in your case because your block is north facing at the front therefore you wishing to have more living spaces located here is perfectly reasonable. but not all blocks of lands are the same. hence most of those houses are designed with function, flow of traffic, facility and life style in mind.

    i.e the kitchen will obviously grouped with dining room, family room, which is also connected to access to the back yard. mainly for using the same space for multiple purposes. family room opens to a back terrace giving you a perspective a larger house… open areas at the back of the house to give you the impression of a larger house.

    facilities are usually grouped together… wet areas are adjacent to one another and in double storey house above and below one another. this reduces cost in pipe work and based around risk of water leaks and service maintenance…

    imagine a bathroom above a theatre room. it can happen and you will see it in designs… but a good design would have these risks lowered,

    room at the front is usually a formal living space or bedroom. there are also other things that affect the designs of houses like trends, lifestyle and location. a house designed for the cost would be slightly different to a house designed for the mountains.

    a good generic design would try and meet most clients expectations and lifestyle.

    something bespoke will definitely cost you more money.

    I don't think your house plan is strange and I suggest you take guidance from the builders northern beaches to plan your house properly as the professional their have a great reputation for such home plans.

  • Having the master bedroom at the rear is the height of weirdness! You can overcome lack of morning sun in the morning by design without needing to have master bedroom out the back. You can do this by having big skylights or a vaulted ceiling along with a raised roofline with windows as infill.

    As per Archi house plans have things grouped. Plans I have seen from volume builders with what you are after usually have living area behind garage and bedrooms at the front where the master bedroom would be.
