  • How about access to schooling? Any children in high school age?

There are zones for public high schools…

    • I have 1yr old baby, so not thinking abt schools atm.

Ballarat & Horsham have thriving IT communities & that 400K will buy you a great place in either district.

    • Thanks Isthisreally_me, i have Ballarat in my list. Horsham will be too far, as i work in Melbourne CBD :-)

how long does it takes from ballarat to cbd ? :)

        • around 2 hrs including traffic hours. But not peak hours..

@amjadiqbalmd: I'd rather find a local job than commuting 4 hours a day 5 days a week. probably your child will only get to see you in the weekend if you choose to work in a place with 2 hours commute. you may have a better chance if you look at new development areas in the western/south western suburbs.

You may wish to have a look at Heidelberg West. That's probably the closest suburb to the CBD (~10 km) you can still get a house for < 400k. There's a massive ten-year 'urban renewal' program going on there, so while the houses remain relatively cheap at the moment, as the old govy houses get knocked down/ new building happens, the property values will go up over the next few years. So it'd be a wise enough investment.

rent a house, split ur deposit in 4, buy 4 houses, interest only, rent and sell in 2 years once the market rises

or do the same, hold for 2 years, market crashes and u then live on the street!

buy where u can afford, close to work and public transport and where you want ur kid to go to school

Mate i was looking for list of suburbs.

    • "…split ur deposit in 4"

Erm… I'm pretty certain you are joking, but just in case you're not, surely you realise that no bank would simply lend you the money to buy 4 houses, if you gave them enough of a deposit for 1 house, and instructed them to "split it into 4"?!?
It would be great if that principle held true… you could just "split it into 100", and buy up an entire street…

  • I also plan to have my own house. I am hoping to see a list of houses and more details about the property before I decide to take it.

    • @WilliamJones336 - Which suburbs you looking at?

  • Consider areas in the south/west like Tarneit, Truganina, Williams Landing, Point Cook. When I looked there around 2 years ago, prices for home & land were in the mid 300's. From what Ive heard the commute into the city isn't so bad now they've opened the new Williams Landing station, and by car would probably be 45-1hr during peak times (20kms)
