Home Extension. What was your cost?

Currently I have a veranda which I would like to close off to form an extra kitchen. This means new appliance, new kitchen bench, more sockets to be installed, plumbing and windows + new wall.

So far i have been quoting for a timber extension and I have received priced ranging from $14,000 to $30,000. I have asked for what material they will be using and no one can give us a straight answer.

I currently wanting to see who much it cost for you extension and what quality/items you got included (e.g stove top, Exhaust hood and what not)

  • I had a kitchen reno in a unit costing $20k with nice, but not overtly luxury finishings… This is without any structural changes to the building, just some new wiring and plumbing.

    I think $30k for that scope of work is very optimistic.

    But maybe it depends on where you are though.

  • We have a balcony that we want to close off and turn into a kitchen, and went to the Extension Factory. We did talk about some extra things we'd like, and they said $200,000. So we gave up on the idea. However, we think the project might cost up to $100,000, because there's a lot of work involved in the way we have it. We were going to organise it through some individual builders, plumbers etc, but we wanted to see what the Extension Factory would suggest first, knowing they'd be much more expensive.

    I doubt it would cost less than about $50,000 for a fairly simple change to an existing verandah. Ours is to be on top of a cement slab (the roof of our existing ground floor garage), on the top floor of our home. If it was a single level home that would reduce the cost somewhat I think. I will listen to this thread with interest though.
