Australia New Homes

Morning all, just doing research buying a new l&h package in Tarneit, Victoria and have been looking at this company. What I know is they are not builders but marketing agents that bring people into display homes of builders.they say it lowers overhead costs for builders doing it this way. They operate similarly to Victorian home and land specialists with whom I have read reviews and am OK with. Their principal builder is Snowdon homes. They say they have been in the game for years and are on track to do 550 homes this year.

In digging up dirt, worryingly the chap whose looking after me use to work for ARB homes (liquidated), in what capacity I will know tomorrow when I ask. He's been nice so far and quite acommodating but they are always like this at the start.

My question is am I reading too much into this? Can anyone else dig anymore dire so I can make an informed decision. Should I be wary of anything else.

    Okay, that sounds fine, nothing wrong there.

    Errr. Yes and no. The builder doesn't need to hire a marketing staff member to sit in the office all day and take inquiries — but where there are consultants, there are loadings and fees.

    Marketing chap used to work for a now liquidated entity.

    He wasn't a director, was he? Maybe just check it out on ASIC if you can. But if not I wouldn't get too worried about him. I would read into the history of Snowden Homes.

    They've been registered since 1997. I'd use their ABN and Legal Entity name to trawl the net for a bit more information. See if you can located any case studies that may arouse your interest and may confirm or abate your suspicions.

    I just bought as home through a similar arrangement. The marketing guy is just a real estate agent and will work on commissions. As soon as you sign on the line, they will probably drop you like a hot potato. You will need to build a relationship with the building company. As QW3RTY suggested, do your research on the builder - their quality, how easy they are to deal with, etc.

  • Cheers for the info and suggestions you guys, much appreciated. Will meet up with him tomorrow to suss it out he's showing a similar home we would get in terms of quality etc. Will update if anyone cares if I do go ahead with them. Wish me luck! Oh wait you already did ;)
