Getting Offers on Property - When?

What is your thinking when making an offer on a property? We had an open house on the weekend and had 8 groups of people come through, and a couple of them stayed half an hour over the alloted time. Feedback from the agent suggested there were a couple of groups that were quite interested but they wanted to 'think about it'…
What is the process you would go through? Personally, I would be inclined to make an offer quickly seeing as there were quite a few groups there.. I am asking out of curiosity and impatience!

    Doubt I'd ever make a binding offer on a property I just saw for the first time. Gonna need patience I'd say.

    Have you got a fixed asking price, or a Chinese Auction style asking price, which seems to be the norm these days?

    • Its a fixed price, but it has been on the market for 6 weeks, but first time we have had an open house. Its acreage so I think that always takes a bit longer to sell.. and tank water only.. so I guess will just need to be patient.

    It's your first day. they are not going to tell you, that no one is interested. Remember these are sales people they are trained to always give good news. Until they try to beat you down on price.

    Plus they have buyers on the books who they ring around and telll them they have a new listing, so often the first day is just as much them keeping in contact with these "buyers" as it is with selling your house.

    Just be patient, if it's priced right you'll get a sale

    When people say," have patient", what kind of research can be done about the property? I have just seen the house once. i will be going to visit the house next weekend again. What research should i do?
    please advice

    • Price history of property and recent comparable sales for a start.
