Granny Flat - Additional Costs ($32,000) Due to Flood Affected

Hi.
We have signed and paid deposit for a company to build a granny flat (60m2) in our backyard.
After 9 months of waiting, the council has finally approved our DA.

It turns out that our home is in a flood affected area and hence we had to pay for a flood report and additional building cost to have the granny flat elevated. The additional costs are approximately:

Concrete/slab work for the suspended slab = $17,000
Stair case to be added to the granny flat as per elevations = $4,000
Hand rails = $1,300
Additional bricklaying works for the suspension = $10,000

Any builders on Ozbargain who can comment on the above additional cost?
Do they seems reasonable?

Unfortunately, this blows our budget out the door, but don't think that we have much of a choice.

    I would consider getting a quote for timber floor on posts instead of suspended concrete.

    Are you building a garage/storage area underneath your suspended slab? Are you sure you need a suspended slab? What's the flood level?

    How many bricks total? Work out a brick rate.

    Structure height from lowest point? Scaffolding costs.

    You need to be a bit more specific.

    All of this bureaucratic red tape makes life so expensive. Councils are a pain to deal with.

  • 60m2 is a small footprint. If original quote was for a slab on ground then a new elevated timber floor on metal stumps should really be a nil cost variation. There will be limited earthworks as only post footings involved etc. much less concrete too. Make sure you get a good timber floor joist and bearer layout that keeps timber sizes down.
