Community Access Fee

hey everyone,

I am looking at purchasing a house to live in / rent out for a period of time. There is a 'community access fee' of 2k per year ($38 p/w) for access to pool, park, tennis courts etc - I believe this is non-negotiable. Does anyone on here pay one of these fees? I am assuming this is like a strata type situation

Do you think it would be worthwhile or would it be better to buy standard house. Not sure if living in an area like that would be attractive to renters or if i am going to set myself up for troubles in the future

    A community title? It's basically strata, but you need your own insurance.

    I was looking at a few places like that, which admittedly gave you good value (pool, gym, country club, etc). But if the community committee decide to double the price, then you just have to suck it up. And depending on the bylaws, you might not be allowed a dog, or your gardening has to be done in a certain style, or your postbox needs to be in keeping with the street, or you can't have pink roof tiles, and sometimes you have to use a particular ISP, etc. In the end, I was sick of strata living, so gave them a miss.
