Trying to buy an investment property and trying to book a B&P. Gone somoene just sent thru a Contract.
It's 7-page long. What they dont do:
- timber pest
- asbestos
- mould
Makes you wonder why you get from them??
Friends said to expect report of maybe 20-page, 18-page are further T&C…..

it is only a visual inspection at best, which is worth $0, but you pay $300. If you want to spend $1000-$2000 for a proper inspection then you will need structural engineer, hydraulic engineer and an electrician for comprehensive reports.
