Renovation Help! I Want to Put up Some Walls in a 2brm Apartment to Create a Third 'room'

Hi everyone, just wanting to see if anyone out there with experience or expertise that can give me advice.

I'm in a 2brm apartment where most of the apartment is 'open living'. I want to put up some walls to create a third room. What do I need to do?

Do I need a planning permit? Do I need a building permit?

If it helps, I'm on the top floor, apartment is about 100sqm and is in Moonee Valley City Council. I tried looking on their website but am confused as to whether I need a planning permit or a building permit, or both?

I also at some point want to put down some floating floor boards, but I understand I have to be careful about noise - any suggestions regarding what I should look out for?

Thanks in advance :)

You only need a permit if the job is over $5000. Will you being doing the work yourself or hiring a contractor?

    • I was planning to get a friend to do the work and I don't think it'll cost over $5000.

      • If it's only basic timber stud and plaster walls you should get it done for $500 + friends labor.

    • LOL! That is definitely not why I am doing it. I just want it to feel more like a 'house' and not so apartment-like.

  • Check your bylaws. There are most likely specific rules about works approval and specific rules about flooring.

  • Glad you've said that you are mindful of the noise (my upstairs neighbours sound like they move furniture from 5am-11pm):

Dunno if this is what you have in mind but worth a look http://www.ikeahackers.net/2014/09/making-a-pax-room-in-the-…

    • Thank you so much for the link, I'm actually going to look into doing this now so I don't have to bother with permits and such.

sounds like you need consent from the body corporate, cause there could be issues around fire safety etc
think its around ensure safe passageway ut of the apartment
