Home Purchase Process Including Insurance and Removlist

I have been able to secure a property over weekend and already paid 0.25% holding deposit. I was given receipt of this deposit that also shows the total price of property and address. I have been given 10 days cooling off period.

As I am first home buyer and still learning, I will really appreciate additional valuable feedback from Ozbargain community on the following items.

1) Real Estate agent has told me to ask my conveyancer to contact them so that they can send Contract of Sale directly to him. I asked for a copy during signing however they advised that they will only provide it to conveyancer. Is it a normal process?

2) If the Contract of Sale is only provided to conveyancer, how I am going to provide it to my bank to get unconditional approval?

2) Is there any special item besides Sewerage on which I should ask conveyancer to provide feedback during contract review?

3) Which insurance provider will you recommend for home and contents insurance?

4) Do you recommend any cheap removalist in Sydney which will also provide free boxes?

    1) It's not normal however it can happen. You can just ask REA for the front page or ask your conveyancer for a copy.

    2) See point 1 above.

    2) A conveyancer should know what to check for. However being a first home buyer, are you sure you want a conveyance as opposed to a solicitor? Solicitor is a bit more pricey however if thing go south, they can provide legal advice.

    3) NRMA or Alliaz however they're a bit pricy. Alliaz is my choice.

    4) Cheap removalist don't provide free boxes that's why they're cheap. Check on gumtree :-)

    5) Have you checked with other banks for a good rate yet?

  • 3) try any which are cheap, and watch out at renewal, all insurance companies change prices regularly to catch you out. Try through your home loan too, my NAB banker got me through them (provided by Allianz) but they are slightly cheaper (and the banker gets commission so they might be able to give u discounts on fee's, I did)

    4) try getting some at aldi etc, for small boxes, if you see milk cretes get them, they are great as they are stackable, they might hate you for taking them! but return after a while o.O

    3) Shop around on the internet - there are the usual gammut of insurance companies. As Tom suggested Allianz are good for home & contents, as are GIO, but both are expensive. Depending on your postcode in Sydney Youi will either be the cheapest or the most expensive. And once you have a quote you're happy to go with give them a call and ask them to reduce it further, you can sometimes get another 5% knocked off the price just because you call and ask.

    4) sign up to your local Freecycle and grab all the moving box offers. My local Sydney-based group has moving boxes every other day.

  • As a alternative to paying removalist for 10 hours packing ur boxes, hire a shipping container and fill it yourself at your leisure. (Royal Wolf is most common) They will move it to new place and u can start unloading with all yr mates !
    Or when two men and truck arrive with the really heavy stuff pay them an hourly rate to place boxes in rooms.
