Interesting. That is a big claim to have without a citation
"Most in WA" is not so terrible - public housing is more evenly distributed here than in other states, so our worst suburbs are not that bad.
There are a lot of unemployed refugees lacking English or skills, which would contribute to that.
BTW, most of Mirrabooka the suburb is separated by a freeway, greenspace and some distance from the Mirrabooka shops.
Some of the shops have - I would say more a 2nd world than 3rd world feeling. ie 1980s Eastern European austerity, rather than the chaotic but colourful marketplaces found in 3rd world countries :-)
At least they adjust their prices to suit the demographic. Think that will be the first and last time I visit those shops
