Looking for advice on building new house

Hello I need some advice on building a double storey house in Melbourne on a vacant block size of 700sq meters. Does anyone know any recommendations on good reliable builders who can build architectural and modern designs houses? Also how I should go about starting the building process? Any experiences please share with me, greatly appreciated. Thank you.

    If you want an architectural house get an architect.

    Hire an architect and if you can pay more they will arrange a PM to handle it all and you just move in.

    If you are on a budget and want a well-designed modern building, you can get an architect to do a sketch design and submit a planning application on your behalf (if needed). Go for a sole practitioner/small practice whose work you like, but make sure they have a long list of built single-residential projects. Up to this point you'll have plans and elevations - basically a rough design of your house.

    Once you get to this point get a draftperson to turn the concept design into working drawings. It's a lot cheaper than an architect, but the details are not going to be as sleek. It's fine though unless you're trying to build a million dollar home. You'll also need a structural engineer, soil report, energy assessment etc - your draftie should be able to organise quotes for you. They will also tell you what other documents you need to get a building permit.

    Then get a builder to give you a quote and sign a contract with them directly, no need to involve an architect.

    What I'm describing is the cheapest way of getting your house built while still getting the design you envision. Obviously it's more work for you for a less refined outcome, but it all depends on how much are you willing to be involved.

    As a rough guide, you'll be spending 7-8% of your budget for professional fees if you're doing it this day, compared to 15% if it includes full architectural service (just move in like adamren said)

  • try carter grange (ex directors of porter davis) - they have very good designs and can customise lot of little things. secoind option would be to try volume but quality builders like henley or metricon. I've friends who have built with the three names i mentioned and they all were top quality.

  • My personal experience with Porter Davis was horrible, so I will advice you to stay away from them.

  • Begin collecting many plastic bottles - bullet proof, fire proof, quake proof.
