Buying a Home with Carport Still Being Built URGENT

Be interested in everyone's thoughts here, we are interested in a home that we wish to purchase but the carport is still being built by the current owners and will be completed on handover.
From looking at the carport, it looks incredibly narrow and not well thought out - I don't think we can fit our cars in it and we don't have large vehicles. Is there a minimum width or standard for carports that I can hold the owners to? As it is still being built, we may have some control on getting it changed before it's too late.

And no sadly I haven't had a chance to measure it yet as it has been fenced off, but is something I hope to do on a second inspection this week.

    ask seller if DA approved. check plan.
    ask agent to put in contract - settlement based on inspection and certification.

      eatwell is correct. You need to make sure it has a DA and gets council approval/certification upon completion as if it is deemed illegal/unsafe structure, you will have to bear the cost to remove the carport

      If you were really keen on the property, you should tell you solicitor/conveyancer to add the condition that it needs to have certification before you settle on the property

    Depending on where the house is located it may not actually need a DA.

    In NSW for example a car port can be built as an 'exempt development' but it has to meet certain criteria. Have a look at this PDF (for Liverpool council, but the legislation is state-wide)

    That said, still best to play it safe and do as per eatwell's suggestion.

  • If it is an approved structure, and you get eh measurements and it isn't big enough for you, ask them not to build it. Then when you take possession get it sized right for you. There isn't any point in getting it built if it isn't what you want.

    Carport shouldnt be thAt expensive that it changes the value of the property.
