Waiting Game (Offer Put on a House)

Hi all, about 3.5 weeks ago we asked estate agent if an offer around 50k less price guide would be considered (as that's the maximum we can afford) He said that the owner wouldn't.
Last Thursday he sent email asking if we were willing to still put an offer and see what happens. So we out offer in on Thursday.
So far we still haven't heard an answer about it. I really don't get why they asked us to come forward and still no answer.
We are obviously still looking at other properties but this one ticks most of the boxes for us.
What shall I do? Keep waiting or ask for a deadline?

    Its just third business day from the time u had sent offer…so chill mate…

    You need to give a deadline to motivate the seller. I'd tell them in writing that your offer is only standing for the next 48 hours.

    Be ready to walk away.

    The real estate agent could have used you so they could 'legitimately' say they have an offer on the table. This will then get a better price for the vendor if someone else is interested….

  • They may try to use your offer to induce more offer, very common by the agent.

    On the other hand they may try to persuade the seller to lower their expectation understand this soften market, you may won and be paient waiting, if you 100% need to get this home and response to the agent , they will just stay at 50K more and see who initial the sale.

    If the seller want to sell with 50K more the agent will approach you, for them 50K more wont not give them much more money.

  • I've sold a few houses through real estate agent in the last few years.
    My experience (opinion) is that it's their job to sale the house asap no matter what, they just want the commission asap for themselves.
    So they took your offer then they'll call the seller and try to convince the seller to lower a little bit, then they'll call you and try to convince you to put a little higher offer.
    So be prepared to pay another 25K and you might get the house.
