Bad Tenent Refusing to Move out with The Court Order

Hi all, thank you very much for your comments. I went through all RTA process and got the warrant of possession which said will take effect from tonight .However, the police will have 14 days to make them move out if she refuse and has not out yet….? I live in QLD - kip-paring.Does not mean the warrant of possession is not effect without police? How can I evict her ASAP?

Any sugesstion please can i make her to get out by tomrrow under the court order? I have read the internet to get baillift? Is it avail in QLD?? How can i list her in black list of TICA as I do not really have formal contract with her?

Many thanks for ur advices

Use the bailiff - that's what they are there for.

  • thank you

  • Bailiff will drag them out, seen it done.

  • … as I do not really have formal contract with her?

I suspect this has been your main problem thus far, and that it will continue to frustrate your efforts until you finally manage to get the problem solved.

I could be wrong as I have not seen your prior posts on the issue… but yeah…

    Have you considered bikies?

Those guys/gals can sometimes transcend 'formal contracts'.

  • went to police this morning and they will evict them on monday. thank you very much for all your advices.

You've done well to get a Court Order thru RTA.
    Please keep us posted.
    Good luck!

P/s- Hope you get a good PM for the next lease.

  • any one here in Kipparing to recommend a good and tough Propery Manager? My relative know the guy from Fresh Reality but I am still a bit scare after this scam.
    Thanks very much.

    • Whoever you choose, please do not go by the rates. There are people quoting 3%, 5%… It is just not sustainable.

If it is in a Complex with Body Corp, try the Onsite Managers.

BTW, this is not a scam, just bad tenants.

I'm down the road in redcliffe and used the Professionals @ woody point for my rental property. They seemed on top of things. That was 4 years ago.

Ugh. Tenants have all the freaking rights and the landlord gets phuked. There's no balance. All one sided.

If you have the possession order, you're next step is to get the sheriff to change the locks/evict her. Can't do it yourself and an agent can't do it either. All up to the tribunal and sheriff

  • thank you very much.
