Selling property in a hurry. Any suggestions?

Just starting to look at selling our investment property as hubby been told he has cancer. Any suggestions to save $$ thanks

    RE agents (and buyers) will smell your desperation a mile away. You'd better put on a smile and come up with some BS as to why you are selling it.

    First step is to start talking to local RE agents (unless you want to try it yourself - saving around 2% of the sale), and to engage a conveyancer to build up the contract of sale.

    Can't offer much more than that, sorry.

    How soon do you have to sell it?

    I would suggest looking up the value of your house. Either through the website below or request a RPdata estimate (you can get 1 or 2 of these for free)

    Negotiate a low commission percentage that is inclusive of as much as possible (i.e. advertising etc).

    Set a realistic price (not auction) and wait for a few offers. Stick to your price and don't let anyone lowball you because you are desperate to sell.

    To save even more money you can sell it yourself, but I don't think it is worth the hassle or your time.

    Any amount of hassle is worth the extra $10k (500k @ 2%) for 6 weeks of watching some idiot do next to nothing. No need to use an agent. They are nothing but leeches.

    • Get a relative/friend someone to take nice photos, write a blurb.
    • Check out the sold properties in those areas for a realistic price.
    • Get your conveyancer to prepare contract.
    • Been a while since I looked but place your own ad on domain, and/or, realestate.com (not as cheap as gumtree but bloody hell, cheaper than $10k for nothing)

    When you get an acceptable offer, just send details to conveyancer and they will do the rest.

      More stress of any kind (to save a comparative pittance) is just what the OP's family DOESN'T NEED with the potentially life-changing diagnosis they've just been handed.

    Sorry to hear about the diagnosis.

    I concur with the above, talk to a few local RE agents & at the same time get your conveyancer/solicitor to whip up a contract of sale. As noted, set yourself a realistic price, don't just go with the rooster that reckons you'll get the highest price, which some agents will do to get the contract.

    Despite all of the recent changes, it's still a bit of a sellers market ATM in Sydney; so whether you go auction or private treaty, as long as you have a little bit of patience, you'll have no shortage of sensible offers, so don't stress too much over the format.
