Transferring a Lease from Previous Owner and Rent Concerns

My first post here though I've been a constant watcher :)

BACKGROUND :
I'm sharing a unit transferred from previous owner to me and my girlfriend.
Since I was between some odd jobs lately , the rent was managed on my gf's account.

NOW :
She now is planning to move out and is asking me to take over the rental agreement.
I was just going through the RTBA site to get the rent agreement copy and found that my rent is actually less than what I'm paying to the agent..

QUESTIONS :
Assuming that I never got a notice about rent increase , how can I be paying more rent (more than that mentioned on RTBA website) ? (Sounds fishy)
Would it be a good idea to change the rent account details from her to my account ? (Obviously I'll have to do it cause she is moving out, but still want to know about the consequences)
Would it be a good idea to take over the complete ownership ?

    A normal rental agreement is for a period of 12 months, during this period the rent cannot be increased. Rental agreements will then continue on a month to month basis and at this stage the landlord can request a rental review which might result in a rent increase.

    The tenant is notified of any rent increase, I suspect as you were not on the lease you were not notified but the actual tenant on the lease was.

    These increases are not on the original rental agreement which is probably why you have found the original rent when leased is different that what you're paying now.
