Real Estate Adverts missing Info

Looking to buy another property, going through adverts in the likes of realestate.com.au Its so dam annoying that most agents do not show body corp fees where payable, one has to contact them to find out, then later I'm on their mailing list, I recon it should be mandatory for agents to advise the fees in all RE advertising, also, I put in my preferred price range of $300K/$350K in and many of the adverts show up are near $400K way above what is wanted, some properties sit there for weeks even though they are under contract or sold, its frustrating.

    First thing to understand - real estate agents are in it for themselves first, their client second, and anyone else a distant third. Therefore they will lie and omit information where they think that will put someone off. That obviously includes body corporate fees, or indeed prices where the client wants too much.

    Second, there are two price ranges, the numbers you see, and the real numbers behind the scenes. It's the second set that drives if you see the advert or not, and referring to rule one, the wider the band, the more people that see the advert. So the advert might say $500-520k, but the real numbers could be $400-700k.

    Last, there is NOTHING a real estate agent loves more than crowing that they have sold a house. That's why the "SOLD" labels stuck across the sign. They think that it makes people more likely to go to them personally, since they can obviously sell houses. It's also why you see the agent putting their name/ugly mug ahead of the house/advert - they are trying to sell themselves. And hence, why the advert stays there - it's advertising for them, not the house.

    You could request they email you the section 32 vendors statement and have it delivered to a throwaway email address. All the info should be in there.

    I'm aware of what they get up too, seems no control over it at all. I complained about the lack of advertising standards and had an email back from "reception" saying contact the authorities!.

    In Qld the commission percentage changed this year from 2% up to around 3.3%, bloody outrageous IMO.
    I saw a chart published best to worst professions real estate agents were near last!

    Had excellent success selling directly through here: https://fisbo.com.au listed a property last week had 4 open home viewings last Sat., plus 2 more private viewings this week arranged, had 2 offers already!!. Cost a mere $79 till sold and no commissions!!.
