Melbourne CBD Car Space - How Much to Rent out for?

We just purchased an apartment in Melbourne CBD which comes with its own car park. We are looking to rent out the car space separately and was wondering what should we charge for it?

It is an undercover car space with 24/7 access located just off Flinders St opposite the aquarium.

Also, any recommendations on where we can advertise?

Thanks for your help!

    • Ok thanks but it doesn't answer my question of how much I should charge?

I know, I wasn't answering that question, I was making sure you were aware of the risks.

  • Create an advertisement and ask for bids.

Gumtree search of similar parking spot? Go around to see any adverse parking spot for price research?

Have you checked with body corporate that you're allowed to rent it out? I assume by giving them access to the carpark you're also giving them access to the building.

If it's the building I'm thinking about, the parking spots have been going for between $50-60/week over the past few years. The path to enter and exit the carpark is quite limited and it's a pain to leave from there to go into the direction of the city centre.

There seem to be a number of tenants in the building who take up the offers so the adverts generally go in the mailroom notice board or little slips with a contact number can be put into the letterboxes.

IMO for security and liability, it's probably better to rent it out to an existing tenant in the building so that you can at least find them if you have to.

  • could have got it but it will be pain to go to collins st from there.

  • PM here in Melb CBD, you will probably be looking at $200-$250 per month. Let me know if you need any assistance.
