New Home Builders - Gold Coast Recommendations

Hi All

We are trying to build on our home in Gold Coast and wondering if members have any recommendations with regards to builders;

We have seen display homes for Simonds and MCcarthy Homes; and it will have to be a custom build due to a narrow lot (~10.5M width); there seems to be a lot of mixed feedback regarding volume/project home builders.

I was wondering whether members have had any experience with custom /other builders and which we could try.
The house will be a double storey, ~39 Sq's. Budget is around $400K; we are very keen on home automation options (Simonds has this as a default option now). I have heard that Metricon are very expensive, we would be grateful for members who have built with them.

    I'm not sure about the Gold Coast, but in Australia I would say it would be impossible to find a custom builder who would be willing to build a quality 39sq house for $400k including home automation. Only possible if they start cutting corners or the house is very basic.

    That's just a little over $10k per sq.

    • For a Custom build, I would say at least $12k per square. At the higher end- the sky is the limit.

      I personally think for a narrow block, you need to go custom to make the most of the block and lighting (i.e. living areas to capture northern sun).

      Personally, I would rather have a great 32sq home than an average 40sq home. Bigger isn't always better, especially once you factor in heating/cooling costs. Many people who build/purchase 40+ sq homes regret it.

      IMO Metricon is cheap. Cheap price and cheap quality. But maybe I'm fussy when it comes to the biggest asset I'll ever own.
