Advise on Buying New Property in Doonside or Blacktown (NSW)

I have spent sleepless nights last week brainstorming on which option would be better for current and future. So far I have narrowed down my property search to following two options.

  1. New property in Doonside

    450m from train station
    I heard Doonside is a developing area.
    Most of the nearby houses are standalone and pretty old.
    On Woodcroft side
    Doonside is next to Blacktown on western line.
    Checked Doonside suburb profile and didn't find any conclusive information.
    Reviews posted on internet are nearly 6 years old

  2. New property in Blacktown, 2.5km from train station

Both properties are brand new townhouses and have almost the same price.
Each property is in a group of 6-8 townhouses.

I am tempted to go ahead with the one in Doonside but want to get feedback on the suburb. What does OZB community advise? I would love to hear feedback from people who stay in that area or nearby. Thank you!

    Investment?
    Owner Occupied?

    If you're planning to live in it what is your lifestyle?

    • Residential property to live in. Typical family guy with a 1yo toddler.

  • Where do you work?

    • Sydney CBD. I currently live at Parramatta

      • Ok. Out of the 2 options, i'm leaning toward Blacktown purely based on commute time :)

    My choice - Blacktown. However, you would still need to drive around the suburbs at different times (day and night), and possibly read up about local schools to get an idea of what is in store for you.

      I would also take your kid to a few local parks on the weekend. Speak to some other parents and get the vibe of the place.
      Also any local fetes, fairs, markets etc. May sound like overkill but the transaction costs (stamp duty, agents commission) etc are enormous if you buy and then decide for whatever reason that it is not working.

      Not sure your budget, needs etc but I would also consider townhouse product near Schofields. A little bit further out but arguably a better demographic. There will be heaps of amenity near the station e.g. supermarkets, convenience retail and schools etc. Five years down the track I would prefer to send my kid to school in Schofields than Doonside. Just my 2c.

    Seriously, Doonside sounds absolutely terrifying, especially for raising a young family.

    Why just those two suburbs? Neither are appealing to me to raise a family.

    As a person that went to school in Blacktown and live 10 to 15 mins away. I can tell you that it is not as bad as everyone says it is…

    Developing area: Maybe, but as far as I can tell… there are some apartments being built and stuff, but it is towards to property investment boom (IMO) and a whole apartment building that is pretty much empty at this point dead smack in the centre of Blacktown.

    Scary place: LOL, if you've been to Blacktown you will see that it is not as bad as everyone says. If you haven't been there, please just stop commenting.

      LOL, to whomever negg'd me, what i said is the truth, if you can't handle it so be it… Blacktown has never been a bad place to live in, only fear mongers are scare of it…

    Try Quakers Hill, much better suburb in that area. Especially north of quakers hill parkway

    Thanks guys. I gave a pass to both the properties and shifted focus towards Schofields and Marsden Park 😀
