New to Sydney - Where to Rent

Hi Guys, we are recently moved to Sydney and staying at friend's house at the moment. Where to rent?

  1. We work in north of Sydney and have to take bus as nearest train station is 20 mins away. I am still looking place near to train station as it will help to commute at other places. Or should I not worry about it?
  2. Which suburbs to consider?
  3. Which suburbs to avoid?
  4. Which train lines require interchange so I can avoid those suburbs as it will add another 15 min in my transit time.
  5. How much rent should I expect to pay?
  6. Does low rent automatically concludes bad area/dodgy property?

Edit: Should I consider Granny flat/house or not? Any Pros & Cons? We are a young family.

These are the suburbs map I am looking for which will be in-between western suburbs to be near with friends and work. Again, it is not hard and fast rule, we can be flexible. But until we decide where to rent, it's almost impossible to look around as we can hardly cover 3-4 rental inspection in a day.

  • Having a young family myself, I Wouldn't consider anything less than a 2 bedroom house/apartment.

    Do you like the area around your friend house? Why not look to rent around there ?

    Rent varies from suburb to suburb so unless you give some sort of specific information, suggestion will be mostly useless.

    If you work in the north, have you considered Hornsby ?

    • Yes, almost all friends live in western areas. We can live there but it will be 3 hours commute time daily. So we are looking around nort, north west.

      That's the problem, we also don't know which suburb to pick and so getting confused.

    Neutral Bay
    St Leonards
    Cremorne
    Artarmon
    Chatswood

    All have easy transport access to North Sydney, are in decent areas, have tons of new apartment buildings, and while the rent may be a bit above average they aren't outrageous.

    That's where I would start.

    • We don't have any fixed budget, but If I get below $400 or at $400 it will be win win situation

      • The going rate for these burbs are ~$450 for the first bedroom and then ~$250 per bedroom after that.

        • yes, I realised that now. so I am happy to go western side if I get around $400 mark.
