Why Are Houses in Narre Warren South So Cheap

Hello all, bit of a broad question, and feedback from anyone who lives there, but why are houses in narre warren south (NWS), so cheap?

I am currently renting in ferntree gully, looking to buy a property soon, where for example $500k will get you a small 2 bedroom unit.

eg:

NWS on the other hand, $500k will literally get me a 5 bedroom double story house with back yard

Now i know this is a very broad question, and different buyers have different requirements which affects where they choose to live eg: close to public transport, in a good school zone, close to the city etc, but why so cheap?

Is it the demographic, the fact that it is quite far from the city, are there lots of "hoons" or druggies in that area, no fast internet maybe?!

  • Your comparing the unit sold in Jan 2017 to a house sold in Feb 2016?. House prices in NWS would have increased in that time.

    there is lots of 'rental' properties and 'rental type' people out there.
    there has also been an ethnic shift in the area.
    there isnt a great deal of public facilities.
    the bus service is pretty thin and thats all they have.
    and its smack bang next door to hampton park.
    they also have issues with the soil condition out there - its like an instant bog as soon as it rains, hence a lot of trees topple over and storm damaged when there is a combo of wind and rain.
    they also have issues with 'vermon' and not the two legged kind :)

        there is suppose to be a lot of issues with termites which i still dont get being a new area and all the houses being built within the last 10-15 years.
        rats are another which you wouldnt think because the area does look fairly clean, but they exist.

    Thanks for the crime report website, that was interesting. I compared it to my parents suburb of Vermont south, and nws is 4-5 times higher in almost every crime stat!

    I might go for a drive there. Walk around a bit, go to the local shops, get a feel for the type of vermon sorry people that may or may not live locally

    My next bet is Rowville, which I'm pretty familiar with, might not get as big a house as I might in nws, but definitely much safer area

  • Watch the news over the next few weeks. You will hear the suburbs name multiple times during the first half of the news.

    • i also tried this, did a google search for nsw and then clicked the news segment. interesting suburb. im also going to look into property growth charts, i dont think it would be too high in nws either :(

  • One factor would be it's 47kms from the city.
