Home/Landlord insurance

Has anyone had any bad experience for claims with a particular insurance company for building/landlord insurance? i'm trying to narrow down to see which company i should go with. Or alternatively, let me know which ones are good to deal with for claims.

cheers!

  • I had a couple of claims with Allianz on my landlord's insurance, and they went quite smooth.

Later I tried and smaller company, which was offering a great premium with low excess. However, after a few claims which they paid out, they decided to decline further renewal of policy. That was a pain because I then for a few years had to declare a previous declined renewal on all my insurance quotations.

Now I go with more reputable/bigger companies, even if the premium may be slightly higher.

Also, my finance broker was able to get be insurance quotes which I wasn't able to get myself.

  • I've got QBE contents and portable contents. Only claimed ~$200 to fix wife's cracked iphone screen no issues.

  • We had a very bad experience with Budget Direct Landlord insurance. Tenants defaulted on rent and trashed the property - only a very small amount of our claim was paid and we were denied renewal after making our claim (even though we had multiple properties plus our own home and contents insurance, we were still considered a bad risk)

We are now with EBM for all of our rental properties. We did have to declare that we had been denied insurance but they investigated what had happened and did not consider that we were a bad risk so there was no penalty.
