Large NSW Beach House in January

We are considering renting a beach house with another family for two weeks in the middle of January.
We need to sleep 10+.
Has anybody got any recommendations of particularly good value properties they have stayed at? We have a budget of up to $2500-$3000 a week, so quite nice but not Jamie Packer.
Not fussed if it is north or south coast, but would like to be close to the beach and/or a pool. Sleepy beach towns rather than bustling high rises are our style.

We've looked on Stayz and AirBNB, but there are lots of properties managed by real estate agents that don't make it to those listing services that OzB might be able to recommend.
Any suggestions gratefully accepted.

    Most realestate agents (LJ Hooker, Rain and Horn, McGrath, etc) have a holiday letting business … just google their website or phone them up (although I'm not sure why you would book a property blindly in the internet age).

    • I understand, but thought this post might prompt somebody to say, "hey, we stayed in a great place at X".
      Otherwise trolling through the 100s of real estate sites is a chore.

        We used them in 2015 … no complaints about the agency, but the whole beach house experience is painful … packing linen, food, etc … having to clean up at the end and coming home with a pile of linens to launder.

        The agency seems to have some pretty bad reviews online now though.
