How Do You Make a List of Home Opens to Visit That Are Relevant to Your Home Buying Needs ?

Hi Guys, this post is not about auction/private selling process. But even before that, just about how do you make a list of houses to visit for the home opens every weekend.

I'm looking to buy a house in VIC and been searching for established properties for past 4 months that fits by needs, but no luck yet.
I've got my initial home deposit sorted out, got pre-approval for $500k and started looking for properties hoping it will be quicker and simpler.

However, past few months I've been spending on average 10-15 hours a week to make a list of houses to visit.
I do it by browsing through 10's-100's of properties in Real estate/Domain and then analyzing each one of them if it matches my criteria or not which I can't easily filter.

Like double brick or not (only available within ad), renovated or not, any easements, rate defaults, any council/water/strata rates, don't want to see under offer and under contract (still shows with filter on), premium properties shows up (don't need), land and home packages (don't need), contact agent (ahh..most ads doesn't give price range, so have to ring them only to know that's a $Million ), year built, estimated value (not the one they put up for),sale/rental history,best growth suburbs,property growth etc.

Some of the above can be found within the property ad, or pulling different websites or mucking around, but it's so so time-consuming going through each one of those for every property.
Is there a quick and easy way of making a list of houses to visit that just fits my needs?

    Talk to the local agents in the area you wish to buy? They can keep you updated I'd imagine if they believe you're a serious buyer.

    • Local agents will only promote their properties, I need all properties that matches my need from all agents.

        Put together a template email with all your requirements and your budget and email it all the real estate agents in your desired areas

  • Get friendly with your local real estate agents, most good finds are sold even before they hit domain/real estate.

  • Buyers agent, but then you'll be paying a bit extra for their services

    • They are a bit expensive

  • How many suburbs you are looking at?

    Would suggest you list the most important criteria for you, betwee 3 to 5?
    That way you can really focus on what's really important to you.

    Unfortunately it is just a time consuming process. We looked at hundreds of properties on line before finding one we wanted to inspect, then inspected probably a dozen before buying - think we were lucky in that respect. At least now you can look online, narrow your search by area, price features etc. that's a damn site better than seeing one photo in the paper and not being able to street view etc.

    Even by shortlisting off the advertisement you might not even get in the front door of an open home and decide it's not for you. Or the other way around, we initially dismissed out last house becuase the ad showed it as being overlooked by the neighbour, but by chance there was an open home as I was driving past, we ended up buying it.

  • I used the Domain / Real Estate app to view, shortlist and schedule the inspections. Really useful.

    • But the scheduled inspections doesn't mean that it fits our needs as mentioned above.

      • But you won't know without inspecting.

    Or you can hire a Buyer's Advocate for a fee.

  • We gave details to a number of agents so they could send us info of properties that met our requirements. The results was weekly/fortnightly emails for properties completely different to what we wanted in terms of property type, and in random parts of the state. Hopeless

    • Yeah, that's the problem. They don't care about our individual needs. They just blast generic emails to sell their stuff.
