Property Price Guess [Cranbourne West VIC]

Really stupid thing to ask, but what do you guys think this property actually worth? This will help me decide on putting an offer.

It is marketed for $500k to $530k price mark.

  • Wow. Melbourne properties are pretty crazy. This house was sold for around $350k 3 years ago.

    Price Estimate is $405,000 - $530,000

    I would say 500k is over market value.

  • Depends on, For how much similar properties sold in the same area. if it is marketed at this price. start with Lowest and then negotiate from there.

  • Put in the lowest reasonable offer as I don't think it will attract a lot of buyers interested in it due to location and distance to the city.

  • $500k-$530k is bit high but I would look elsewhere. Quick search shows me I can buy a house under $500k in the area with a better prospect. If you are really interested in the house, buy it if you can afford the repayments comfortably. Don't stretch your budget as tough times (interest rates, lending) will creep in soon.

    Never buy a house with your heart, use your head. Offer $430k, the agent is obligated to present the offer. Wait for a counter offer. Have a price in mind and don't go over it, if someone else get the house then move onto the next one. Don't get emotionally attached, You have the money & they want to sell … THE POWER IS YOURS!

      Where does that happen in Melbourne metropolitan property market?

      • In Sydney a unit was asking for offers over $450k, I made an offer of $365k, a week later the REA come back to me and said they have an offer for $370k, if I can beat it I could have it. I said $372k and I bought it. I'm not saying this is the norm by any means, but I wasn't in a hurry and tried this tactic 10 times before I got a great deal.

        • Thats awesome !! Is this recently in the last year? Im actually looking for place in Sydney hopefully in 6 months to 1 year time and I'll give this a crack. It will be investment so the requirements will be loose and I can offer on more properties.

      I think that "REA has to present the offer" is an old wives tale. Any REA on OZ bargain that can confirm?

    Do yourself a favour and spend a day with your family in Melton West and surrounds on the weekend. If you like the area, you could save about $150,000 for buying the the exact same type of house and block size.

    I might get negged by all the inner city Melbourne fags, but someone else put up an idea where you can save $150,000 by simply re orientating yourself to the city.

    I haven't been down Cranbourne way, but I have heard about Frankston and it is close by, so Cranbourne can't be that crash hot.

    • Unfortunately I have to buy in South East Melbourne as I work in Frankston.

      Frankston property market has a 15.5% gain in last 6 months!!!

      • Oh that sucks, it would be a MASSIVE trek from west to east. What I meant by crash hot was, a lot of people complain about Melton due to it being a lower socio economic environment and not a great place to live, what I meant was Frankston would not be so different to live at. But yes the property prices have grown there ALOT, which is a positive.

  • You could look at Hastings. Had some friends move there because they couldn't afford to buy in Frankston. Probably a bit better than cranbourne west.

  • Cranbourne and melton are no different to be honest I have been around both areas and find Cranbourne worse than the whole of melton. There both over priced in house prices. Both suburbs have there gangs and trouble. Both suburbs are the type you just want drive through and not break down in. Only difference I can see in Cranbourne is house prices are more expensive and the area is very multicultural, a heap rentals and a majority do not look after there propertys. Both melton and Cranbourne is hard to sleep at night due to the constant hooning at night as well. If you got good money to spent spend else were. And for lower socio economic environmental staying in both areas I would say Cranbourne is a lot worse than melton by far. At least in melton they change there clothes:-)
