Cheapest Way to Build a Granny Flat

My aged mother is needing to move in with us.

We are thinking about getting a granny flat. Or a converted shipping container.. we are in NSW … we think one bedroom a bathroom and a
kitchen / living area should be all that she needs.

Any advice would be appreciated.

  • I think the 60m2 with 2 beds cost around 120k.

Make sure you check with your local council - a sure way to an expensive granny flat is building one and then having to tear it down because the council won't allow it.

As long as it meets the state government requirements i.e SEPP you don't need council approval.

      • correct you still need it certified however as a CDC (Complying development certificate) usually issued by private certifiers

try Googling Smart Space Homes - ranging from $23k upwards, I think. I have no idea what's involved, but it's just a suggestion.

Buy an old caravan and park it in there.

  • And is there a reason why she can't live with you in your house?

Also worth visiting Bunnings and they have modular homes on display( bigger stores)
Speak to council as anything above 10M2 require planning permit

Also, you doing a great thing, bringing her with you.

One thing to note, even if you go for the more permanent type of dwelling which should cost you about 12K/Sq, you are going to increase the value of your house!! It is an investment

cheapest way to get a granny flat? rent a steamroller, add granny.

    • +1

      Funny and sick!!! 😀

    • +1

don't need to rent a steam roller.
A mallet and time would do the job…

      • +1

I find that method leaves lumps, also a lot more effort. I'm sure someone can post a deal on here for cheap steamroller rental. maybe they even have cashrewards

    • +3

      Also works for finding flatmates.

      • Yeah, test on mates before testing on grandma…

Shipping container + insulation, and a window or two!

  • Yourself.

  • You can get one of the container granny flats for around 45k, even less if you are bothered to import it in yourself
