Bond Return, Should I Fight for It?

Long story short, they are going to deduct $440 from my bond to fix a damage I'm not sure I've caused, during my stay there. I have accepted that the fault is on me, because my initial conditional report does not include the damage.

The agent has given me two options of either replacing the whole marble bench top for around $1000 or them hiring a handyman to fix the damage which would cost $440. Of course, I went for the later, but is there anything I can do here to minimize the cost I have to pay?

    Could you get a quote from elsewhere? I hate to think of them having a wink-wink agreement with the tradie to extract as much money as possible out of you.

    There was someone else who had an issue with a marble benchtop in a tenancy. Sounds like a good idea to avoid houses with them when looking for places to rent!

    • I'm probably the same person who made that post haha. They just rejected me when I asked if it is possible for me to find my own handyman to fix the damage lol.

  • Id take the offer to be honest. The chip is huge and very obvious so you were mad to not report it (if indeed it was there when you arrived).

  • I do not know the cost of repairing marble however if I owned the unit and the damage wasn't there when the occupant took residence but was when they left I would want the benchtop to look the same as it was, there is no way this can be repaired so that the repair isn't visible. I am guessing that a polymer resin or similar will be used to prevent further damage. I would be suspicious if I was you but if you didn't note it on the condition report when you moved in that's on you, unfortunately, be thankful they aren't making you pay for a new benchtop. It sucks but take it as a lesson learned, albeit an expensive one.

    Seems like a weird choice. Surely the landlord would get that choice and then the cost is passed on?

    Anyway as said by others that's a pretty good price for something like that. It'll be hard to make it perfect and will probably just end up replacing it. I'd say that's easily $440 worth of damage though.

    • Agree, but you normally find it's a generous property manager who does this and probably thinks you were actually a good tenant.

      As a property owner, I'd like you to replace the bench top (obviously), but as a tenant, I'd be taking the gracious offer to not replace the whole thing.

    classic case of not being able to find the bottle opener so trying to do it on the bench top, we have all been there mate, not suprising you can't remember doing it, usually happens at the tail end of the carton. half the time its the landlords fault for not letting you put a screw in the wall to mount a bottle opener.

    • Won't be surprise if I did actually did it and had forgotten about it.

    How did you go for the deduction for the dirty toilet ? Did they charge you for that ?

    • I'm not too sure but it'll probably show up in the bond deduction. Am expecting a 38 dollars cleaning fees.
