Buying a Home for a Non-Resident

Hi,
I am not a permanent resident. I want to buy a home but what are the chances that i eligible to receive a bank loan even if i have enough cash for the deposit? can the Financial/mortgage dealers help me out? I am based in Melbourne, by the way.
