New Home Build with Project Builder

My husband and I are looking at demolishing and rebuilding our home in Brisbane. We both swore we’d never build through a project builder but It feels so much easier to pick a house out of a catalogue. The costs seem fairly straight forward (I know upgrading inclusions will be extra) and neither of us are particularly fussy. We’ve been chatting to one company (Stroud Homes) and the bloke seems quite decent. Our budget is a maximum of $400K so we’re looking at homes with base prices in the 200K range.
Does anyone have advice or experiences to share? Company recommendations? For anyone who has built through a project builder, were you happy with the end result?

    Make sure they have a pretty extensive range and outline of there inclusions/exclusions. Landscaping/driveways etc. do they cover council lodgement costs? site works etc etc etc

    • Thanks, we looked into landscaping, site works etc and some council costs but I will look into exclusions a bit further.

    The relationship with your husband will go downhill throughout the construction period, even after semi-completion.

      That's okay. At the end of it we'll have a house big enough for us to have separate bedrooms!

    Not heard of Stroud, but in general prject homes are built to a price & any opportunity to hit you up for more $ will happen.
    Don't forget you pay for
    i) better/nicer tiles to bathrooms & other wet areas
    ii) carpet
    iii) other floor coverings aside from aformentioned tiles
    iv) window dressings (blinds, curtains whatever)
    v) driveway
    vi) any landscaping
    vii) nicer kitchen appliances than their lowest common denominator stock
    viii) nicer kitchen benchtops
    ix) air con
    x) unexpected "site costs"

    Think long and hard about your how you'd utilise each room. You may find that a certain floorplan doesn't suit your lifestyle. Just as an example, is there a bedroom at the front of the house & would it be affected by road noise, car headlights streaming in at night? Another example…does the garage share a common wall with a bedroom and therefore would a late-coming-home driver disturb the sleeper by the garage door opening? Or is there a common wall between the main TV area & bedroom & would a late night telly watcher disturb the sleeper?

      Nice. I would also include rear access to the house from the front. Distance from garage to kitchen (carrying groceries). Sunlight into living area (morning/ afternoon). The toilet you want guests to use. Power points, light fittings add heaps.

  • How big is your land?

    I have no experience in demolition, but fair chunk of you $200k budget will go there i guess, have you got some pricing for demolition?

    Preparing the land for new build will also incur bit of money, isolating all services(gas, water & electricity). Find accommodation till the house is built. Normal build takes 4- 5 months, so you might have to set aside that money.

    • Demolition at most will cost 20k.. If its fairly flat block the site costs wont be significant. If there is fall it could rack up.
