          A square is an old imperial measure, still used today, when talking about house area (House only, not land). Quite common even though we use the metric system.

          1 square in is equal to 100 square foot or approximately 9.3 square metres.

          So if the OP wants a 25 square house, that's approximately 232 square metres of floor area.

          Maybe going grunge deconstructed warehouse look. Exposed steel beams, polished concrete floors, sandblasted brickwork and industrial chic kitchen.

        • @tshow: Practical considerations like freezing to death in winter notwithstanding, that sounds like it could actually be an amazing space. A lot of flexibility and customization, lots of room for entertainment like a GIANT projector/screen and a full-size pool table, easy home maintenance (?).

          A vertical steel beam exposed to direct sun from a north facing sky light would provide excellent passive heating.

          Sky light should be shadable in summer.

          Double glazing is a given.

  • It depends what sort of tiles, fittings, extras etc you add while planning for construction. But start with approx ~275k with basic plan and fittings etc.

      275k won't get you a 4 bedroom house. Maybe if it is already on a big block of vacant land, with all the amenities running right to the block.

      OP if you are going to knock down and rebuild for a 4 bedder on an average block (maybe 500-700m) you are probably looking at 500k.

    That really depends where the house is. If it's in Toorak, you'll be looking at 7 figures. If you're in an estate in Truganina, you'd be looking at $300k.

    Well, at, say, $3000 per square metre, a 25 square metre house will cost you $75,000. Of course, 25 square metres is about the size of one standard room so it's going to be a pretty small house.

    It largely depends on where you're starting from in terms of whether you already have a foundation, or if you're demolishing an existing house to build a new one. I think a safe estimation is about $2500/sqm2. So I would estimate a 4 bedroom house to have a floor size of 200-250 sqm2 so probably looking at about 500k+ prices will vary depending on whether you build over multiple levels or just one. I completely tore down the inside of my 4 bedroom house (that is, I redesigned the whole floor plan of my house using the existing house as a foundation) and even that cost me $125k, so when you have to build it from scratch you're looking at a lot more.

  • Completely depends on whether it's one off the shelf, on a clear flat block with good soil, with no architect/engineer required and cheap finishings / fixtures etc or a custom build with a high-end finish. Would probably be anywhere between $300,000-$700,000+

  • Volume builders will range from about 11k a sq to 15k depending on extra's and fittings etc. So an 11k a sq home will have 2.4m ceilings, no eaves, laminex bench top, very basic fittings etc
