Knockdown Rebuild with Alphaline Homes

Has anyone done a house build with alphaline. just wondering what your experience was like as i am in the throws at looking to demolish this house and go a large single story.

    No experience with Alphaline.

    However, I would urge you to investigate their previous builds and ask for a list to go visit the houses for yourself (from the outside and see if you are happy with the presentation and finish).

    Second, I would try to determine if they are financially sound to start and finish your home in totality.

    Third, I would hire an independent building inspector (eg. New Home Inspections, not affiliated) to inspect every stage of your build and give you a written report to rectify as you go. And I guarantee you 100% there will be things to rectify as you progress. Pay money for peace of mind.

    Fourth, find out who your site manager is. And go talk to him BEFORE you start building and see if you like him and his style. If you feel uncomfortable, do not proceed.

    Fifth, If any rectification has to be made, make sure it is COMPLETED before releasing any progress payment to the builder. Once satisfied then go ahead and release payment.

    Six, pray for peace and endurance….because it will shave between 2-3 years off your life force, because it simply is an arduous, mind numbing, dumb founding, hair pulling, rage inducing experience you shall ever have. I kid you not!

    Seven, If you are married, GET YOUR PARTNER ON BOARD FULLY, OTHERWISE YOU WILL BE AT EACH OTHERS BACK EVERY DAY.

    Eight, if you are a gentleman, never ever argue with her choice of Kitchen or Bathroom setup, the rest is yours…but never the kitchen and bathrooms ok, she will never let you live it down as long as ye shall live.

    Oops, Ninth, Read the contract in detail, SERIOUSLY, read every single line of it. Make sure that every doorknob or light switch is down pat. Otherwise, you have nothing to stand on later don't say I never warned you ok.

      I would be asking to look inside the homes too. So many new builds and things like doors don't close properly, or shelves in cupboards are crooked…

  • Thanks mate there are some great tips in there especially with the independent inspector and meeting to and talking to the site manager. not something i had thought of yet. So far we have seen 1 of their generic builds at a new housing estate but will be organizing to see a few more of their builds yet.

    dont worry ive left the kitchen and bathroom up to the wife as ive already put dibs on my domains haha! :) what she wants there though i already feel is pretty much what i like anyway in terms of layout and style.

    point 6 ill hopefully go all Zen in anticipation of issues and can hopefully deal with them without to much stress ! :) cant afford to age 203 years as kids have already added 7 lol !

  • We found it helped to have a weekly onsite meeting (rain hail shine) and take written minutes which both parties agree too. That way verbal agreements are converted to written agreememts.

    If you have other trades in that you organise expect there will be gaps in responsibility. E.g. we organised the floating floor ourselves but while the builder replaced the skirting boards no-one was responsible for sealing the gap between the floor and skirting.

    Most builder and trades don't project manage well. So expect to see timetable blow outs because one guy was sick and now 10 days of other work can't start because he is now interstate etc.

    If you have an issue with the builder sometimes best not to push them to doing it your way on the spot. If you see resistance just say "look this is something you should really think about and see what options there are - let us know tomorrow". We were able to convert more than a few flat out no s into yes s a day or so later.

    • Yes I have really.botices they do not know how to project manage very well at all and something I need to focus on.
      I see your tip also re skirting boards ext and who is responsible for what something I will look to manage myself hopefully if we look to some materials and Installation elsewhere
