Dodgy Real Estate at It Again

My previous post I mentioned my RE illegally entering my premises with dodgy contractors and having stuff go missing.
Important: lease says you can't make noise complaints noise is part and parcel of living on xxxx street in the CBD(nightclub precinct)
Our downstairs neighbour is "an ex DJ from Sydney in the 90's. He's very….not with it). His bedroom overlooks the courtyard even though he has three others to choose from and lives alone. He also sells pot. I've seen him weighing and talking and exchanging with customers in the courtyard.

The story:
So Sunday was mother's Day. I had a few chefs who work closeby stay the night so they could get to breakfast shifts easily. I'm letting a few out at 6am ish. Our downstairs neighbour comes outside and starts yelling about people coming and going. He gets incredibly agressive damages our door so I call the police. Friends go to work police come deal with it I go back to bed.
I received an email from the RE staying he must inspect because police attended due to noise. I replied that I called the police and infact it's not the first time I've had to do so to downstairs neighbour. I then receieve an email stating if you do not organise an inspection we will enter within 48 hours. I replied explaining there is no emergency so he cannot do so SACAT state 7 days notice.
I then got home and my partner told me the RE has called his work colleagues and then had the audacity to ask what type of employee he is amongst other personal questions. Every hung up on the RE. I emailed the RE and told him not do so again unless we do not reply to a registered letter. I did not mention the personal questions.
RE has not replied. Will be calling SACAT tomorrow. This is the Polities group in Adelaide.
Anyone got any advice? Bit.. miffed? Puzzled? Not even sure what I'm asking. Were leaving on a yacht in September so not too fussed about relationship with RE which is..sour at best.

    So many twists and turns, I cannot wait for the third installment!

    • We did end up claiming on insurance for last issue btw. My partner reasoned that because of the boat and leaving our premium won't have enough time to rise. The excess sucks. Thinking of invoicing RE. SACAT said there will be consequences for their previous dodgy behaviour so that's…somewhat sorted. They're still asking me to pay. I'm still asking for legitimate receipts to verify the date they entered for sure.

        • Amen to that. If we didn't have a monetary goal to hit before leaving(for passive income) I think we'd be gone now even if the weather's crap. But hey, September isn't too far aye. So done with people and this stupid petty stressful crap.

    • He's aggressive weird and completely cooked from the drugs in the 90s that went with his DJ scene. He'll tell you if you get too close and then you'll be still in an hour long conversation about how no one understands trance or house or I don't even know…
      The pot part. I don't care it's Adelaide everyone does it. But it's still illegal, done on common property and noteworthy.

    • The outside is fricken lovely! The inside wee just started ripping apart to put what we want where we want so not so much haha. She sails nice though

    • Hopefully northern QLD to start, failing that it'll be whichever directions easier. Want to get some long voyage practice in before crossing seas so starting with adl to Qld then I'd assume Indonesia looking at previous data.
      One thing that was crammed into my head as a kid is you don't make silly desicions based on an arbitrary goal you have in mind. If the weather says no then change your goal..or die, your choice.

    If you look at my post history you'll see my RE is a right royal pain who breaches all the rules. Were leaving on a yacht in September so not moving earlier. This is polities property group in Adelaide.
    Today he actually came into my workplace where I'm the boss and he's banned. This was all to tell me he's going to have me kicked out and "ruin me" the way my kitchen works I was boxed in so rang my Bell constantly which is the security code and kept firmly telling him to leave.
    After having a customer scream at him and security escort him out I went and filed a police report about the constant harrassment.
    I have also emailed him for good measure.
    Here's the email.
    I have reported you to the police for trespassing and harrassing me. You know this as the police have called you and warned you next time I will be pressing charges. I do not expect to see you at my work or home or anywhere in between. If I do I will be calling the police and pressing charges. You have been warned to only communicate via email or registered post. I will be contacting sacat on Monday as my rights have been breached far too many times. Your attempts to ambush and harrass me have gone to far.
    You are banned from xxxx you knew you were banned when you came down tonight. The bar staff are now all aware and we have you on cctv. I don't expect to see you again.

        Cops said I can't til next time he does it. Needs to be three times apparently which is a pain.

      Victims don't press charges in Australia. Using that language is a bit of a giveaway that it's a bit of a TV LA Law degree :)

      • Well…I am from Canada originally so I suppose that could be why I said it that way? Semantics either way hell be charged if he pulls this BS again.

        • And actually I've had a cop ask me if I want to press charges using those terms literally when a customer hit me once? Confusion to the max now…

        While you are technically correct (the best kind!) in most cases when people say this they mean police will do so on their behalf. Remember context is king.

      • Exactly my thoughts. No normal professional acts this way. For the love of Christ I mentioned it to one of the less…with it homeless guys I give leftovers too and even he said the guy has zero common sense.
        Glad the cops called him to give him a fright at least. Won't be surprised if it's not over though. Errgh

      How did this guy get your work address?

      • It was on the initial application. Well the name of it anyway. I forget if the address was.

          I would need a lawyer to verify, but the data in your rental application is protected by the Privacy Act, for him to use that info to harass you breaches that Act.
