Ways to Get out of Rental after Moving in

I just move into an apartment which I don't find in a good shape.
I did inspection but the property looked better with tenants stuff inside and I thought it will be cleaned in a better way than it is specially the bathrooms and kitchen. They look disgusting even though they were cleaned up before I moved in.
I find it quite disgusting to live here and it is just the beginning of the lease.
Apart from cleanliness, the apartment is cold and smelly and without any insulation. It feels like wind is flowing through it even though windows are shut which requires constant running of heater. I couldn't know these issues during inspection.

What are my options to get out of lease this early in the lease? I am in Victoria. I have learned that the condition is not bad enough for me to use it as a valid reason to break lease.
I know I can end the lease with some cost involved but I am afraid I could be paying rent for a long time if they don't find a new tenant soon after I end the lease.

Serious advice needed.

  • Write the agent an email with your concerns (so you have written paper trail), and see if agent can work with landlord to resolve them

      However, there’s just as many that won’t give a shit =\ but try and be positive. I once had a landlord install a dishwasher because I asked if they would consider it.

        I mean, except for all the Landlords on this thread - they couldn't give a rats about the tenants. Shows the calibre of Landlords on OzBargain, really.

          I'd agree with this, just let the REA know. I have an investment property that I once lived in, the tenant asked for an air conditioner, I get an air conditioner installed plus had it insulated because I knew it wasnt the most comfortable place without it. Problem solvered.

    Hey mate, was in similar situation. I found a new tenant for the landlord, advised condition was not disclosed (e.g. moulds and living condition) and incorrectly signed on condition report. Moved out with 2 weeks in rent gap, paid $0 fee - because of the condition report. First thing I do is take photos of all concerns as soon as I move in, or during inspection to cover my butt.

    • Thanks. That sounds encouraging. I haven't signed condition report yet so that will give me some leverage to either get everything cleaned or ask for lease transfer.
      Can you tell me how did you find a new tenant?

    Take photos of what is "disgusting" and discuss with the Agent.

    Moving from Sydney to Melbourne, I rented a charming cottage with stained glass windows. My friends were aghast it had no duct heating, no heater. I laughed gently.
    First night, the wind raged throughout like an open tent, the stained glass windows comprised of reticulated shards were as airtight as a fart.
    I would sleep in ski clothes.
    I would hide out in the public library until closing time and lie on the bonnets of idling automobiles.
    One night I visited a friend in an airtight, heat ducted apartment. Not once did we notice the arctic elements raging outside. I felt as if I had been tricked. I was living in a different century.
    I snuck into her car garage where I remain today.
