Body Corp - Ordinary Resolution Motion for Solar?

I recently purchased my first townhouse and have zero experience with body corp and motions. I'm unsure of how they're called, and how to write one.

I understand that I need to put forward an ordinary resolution motion for approval by owners to get solar panels installed but am not having any luck finding a template for how best to word an ordinary resolution motion to ensure it gets approved. Has anyone had any experience with this that could assist? How much detail needs to be included? Should the BC manager have a form that needs to be filled out, or is it just a written motion?

    I can't get approval for my townhouse as the outer fabric of the roof is common property.

      Surprising that you can't get it though. That's what the purpose of this ordinary resolution is for. All you need is more "for" votes than "against". Would have to be some real stingy/backwards owners group to vote against solar. Some advice that was given to me was to try and drum up support for solar in your body corp group before putting forward the motion by letting people know how quickly you can pay it off with the electricity savings these days.

      • Our owners group is actually pretty good.

        1) We have a colourbond roof. They don't want any fasteners penetrations by a tennant. if there's a leak they don't want to have to apportion blame.

        2) We have discussed a 10kw system to be owned by the strata. At a minimum it would power our common property lights and export the excess but we might go high tech and do an integrated network for the 8 town houses.
