Roof & Gutter Cleaning, Repointing, Recapping

Hi guys,

So my roof on my 200sqmeter or so house doesn't look like it's in the best condition. Fortunately there's no water leakage (that I know of). This isn't a photo of my roof but close enough of what I see in some areas: http://www.perthhomeinspector.com.au/system/files/userfiles/…

I had quotes of $4-5k for a roof and gutter clean only, with the cheapest being $1500.

1) are these normal prices or just inflated prices because everyone's looking for work in this environment?
2) do you think prices would go lower in a month or so? I'm not in a rush to clean my roof and the quotes I'm getting seem quite high
3) Any idea on a rough budget I should set aside for repointing and recapping based off the sample image above. None of the people who quoted wanted to comment on how much it would cost. I've only spoken to them over the phone but no ball park figures.
4) Any recommendation for a good, honest company in SE Melbourne who can do this kind of work.

  • $4-5k for a clean?! At 200sqm of roof, that's $25/sqm.

    What are they using? A toothbrush?

    (That's a shocking roof job btw.)

    • Yeah I was shocked too. I assume roofers may be busy at this time cause of covid19, but who knows.

  • Too much, I think. Sometimes ago some errant roof painter ( after he finished my neighbour’s ) came to offer me a special rate for the whole house roof ( repointing, gutter cleaning etc) from $1,500.00 down to $800.00 ( after refused a no. of times by me. Our roof is still good condition in my view). He left disappointedly . I am at South East Melbourne.

    When I looked into it, I saw signs nailed to poles $1000 - 1500 cleaned and painted etc. Thought beauty.. Thats me.

    When I called and got quotes from other businesses they were thousands (also in SE Melb)… I also got quotes from those small temp stalls in shopping centers.. Their prices were laughable and once he was in the house, we couldn't get rid of him.

    So Id also like to know - what sort of job you get for a grand - compared to 5000.
    I'd hazard a guess one would have insurance and warranty, the other will disappear once job done.

    • The 2 quotes had insurance and warranty. I feel it's just price gouging cause of COVID19, they claim they're busy but they also said they can come straight away. Hence why I'm not sure either.

  • I got some prices a few years ago for roof and gutter cleaning and they came in around $400, I never went ahead with any of them though so can't vouch for quality.

  • I posted roof cleaning on Airtasker and got quotes between 1400-2000 from people who looked to just have a Gerni and a can-do attitude. Ended up seeing a company doing my neighbour's roof pretty well and, after negotiating, paid $1000. Was a complete ripoff compared with the actual labour cost (one 20 year old kid for 10 hours) but I'm still glad it wasn't me up there doing it.

  • Recently had mine done SE Melb, large 5bd house, 2 stories
    - water blast
    - gutter cleaning
    - repointing
    - 3 whirlybirds installed
    - replace broken tiles
    - primer and 2 top coats
    $6500

    Only wish I covered up the ceiling vents in the house, the shite that came through was not a fun cleaning exercise

  • Those are very inflated quotes. I've had almost a dozen roofs redone by dulux qualified painters. Cleaning, repointing, repairing few tiles, prime and couple of coats of dulux acratex always between $2300-$4500(worth noting that $4500 was a 2 storey monstrosity of a house). All jobs done by insured and dulux certified roof painters with full warranty and a mighty good attitude.
    Shop around and you'll find some decent insured good painter.
    BTW my house painter(not roof painter) just moved away so I've been looking for a new house painter. Quotes I've got have been between 6k and 18k. My previous painter said he was gonna quote 3k for this house so shop around that. Yesterday I had 2 of the new guys who quoted between 6 and 18k call me and offer to do it for 4k. I said no thanks so they offered to do it for 2k if I supplied paint. I said no thanks as I need someone honest and reliable to join the team not someone who plays games.
    Shop around mate there are some reliable, certified and insured people out there. Cheers
