House and Stump Removal Charges

Hello Oz-Bargainers,

Just wondering if anyone has dealt with removal/disposal of house on stumps. The property I am looking at has 16 concrete stumps, 1 meter above ground and 800 mm under the ground. The house has been damaged inside by the previous renter (walls/cupboards/floors - stabbed and holes everywhere), and the costs to repair it sits at around 35K. I would rather just get rid of the wooden house and wanted to gather some ideas. The condition it is in, it won't even suit a removalist.

The property is from 1980s and very likely to have asbestos too.

    Probably the same if not more than the repair cost. Best call an expert to get a proper quote though.

    List it free if you remove. Usually you'd have them do the sight clean up but if it's that bad I'd accept cleanup myself just to get rid of it.

  • If you rebuild you will most likely build a house that will cost you about 200k. Excluding any demolition costs of the old house.

    Also 35k seems high to just patch holes?

    • Tons and tons of them, some are really massive. So thinking to cover all the walls with some type of plywood. Then cupboards are also quite messed up.

    Removing a house by a demolisher usually costs around $15-20k. A large excavator will pull out the stumps very easily.
    I recently demolishes a brick house with a concrete swimming pool and quotes were in that range.
    An earthwork contractor may do it cheaper

  • A mate had the best quote to remove a fibro house for around 30k. BUT as with most fibro houses they found excess broken asbestos buried in the soil on site from the time of build, more under the concrete slab and contaminated soil all over the block that had to be removed too which further inflated the cost by another 16k or so.

    Considering the cost of building an entire new house, you might be better off getting rid of the asbestos and giving it a good renovation throughout? No matter what you do you're looking at a big cost.

  • I had a 3 bed, 1 bath, 1 living super old house demolished and removed, had asbestos and the total was $10k. Not with concrete stumps though. Had a quote for $15k originally from another company but they had to use an external asbestos team. The smaller quote could do it themselves. (This was in country Vic)
