Ending Tenancy in NSW

Hi,

I am moving out of my apartment at the end of tenancy lease. My vacate date is 16th.

I need to pay the last prorated rent of roughly $300.

As I will not do any professional cleaning(because of time constraints), the agent will definitely deduct the cleaning fees from my bond amount, hence I will not get back the full bond. There is remote possibility that the entire bond will be forfeited(for unforseen excuses).

Is it wiser to let the agent deduct the last rent amount also from the bond? Will it dampen my rental history by any way?

    You are not technically allowed to use Bond for owed rent, if you wanted this to happen you would have to breach your lease/rent payments which will mean agent applies to your state CAT and yes this will be recorded on your rental history.

    Also if i was you i would find the time to get the place cleaned, Agent will use a company for cleaning which pays them a kick back for the referral, so cost will be much higher than if you organise it yourself.

    You don’t have to use professional cleaning, as long as you do a good job yourself.

    • This. I've never had professional bond cleaning done, and have never had to redo anything or pay anything out of the bond. It's not hard.

    If you want to have your rent taken out of your bond you need to breach your lease, which means you'll have to pay a breach lease fee, which is usually one week's rent. Not worth it.

    Clean the house as best you can, ask the agent to come have a look, they'll make you a list of things to fix, fix them, have them approve it and you're good to go.

    Please don't be like my terrible tenant who one day decided she was leaving, left the key with the agent and disappeared. And who is now making a request to not have the cleaning cost taken out of her bond 🤔 When I had to spend $300 to get it done ready for the new tenant
