Changing Crossover to Fit Floorplan

Hi All,

I purchased a lot and decided on a floorplan that the family and I really liked.

But just realised that due to location of the driveway, the kitchen for my home will be west facing.
For reference, the floorplan is Amalfi 29 from Henley.

I personally don't follow vastu but just wanted to know whether it would affect the property value.

I considered changing builders but nobody gives the inclusions like the current one for my budget.

Has anyone had experience with changing the crossover on your land? Can someone recommend a contractor in melbourne west? Also, the time and cost involved in the process. Build most likely won't start until November.

Lastly, I'm interested in your thoughts on having a west facing kitchen for your home.

    It could affect the value, but if you can decorate and create other wow factors most people won’t notice the direction until too late.

    It will suck preparing dinner in the kitchen in summer unless you can block the sun somehow. We get sun streaming into the kitchen around dinner time in summer. It’s too bright.

    • The kitchen is located more towards the centre of the floorplan but the stove is facing west.. There are no windows specifically for the kitchen.. Light comes in from the living area (which is on the east side)

    Kitchen specifically I don't think I'd mind, but the direction other features face can have a big impact - as I've discovered with our house.
    We flipped our house's floorplan and the unintended result is that a lot of areas don't get enough light - mainly in winter. basically the living half of the house is now facing South instead of North.

      That's good to know that kitchen facing isn't that important..

      Our Lot is North facing and the living area would be facing east..

    I don't think it would impact value at all. Our kitchen is on the North West corner of our house with a small window on the north and a very large window on the west. I had to Google what you were talking about above, and I suspect most people wouldn't think about it/care. I do have to lower the west facing blind sometimes in summer partially to block out light, but it's a very minor issue.

    • The kitchen is more towards the centre of the floorplan and has no windows exclusively for the kitchen. The only natural light source is from the living area located on the east end.

    I would be ensuring the most used living spaces generally face north or you wont get much light in winter.

    I prefer bedrooms facing east for morning light (wakes me up), and if they can’t face north, living spaces to face west to get the arvo/evening light - especially in a non covid summer world when I actually go to work and only use my living spaces after 6pm.

    • My lot is North facing. But the living areas are facing East.

      My only other option is to change the driveway, in which I would get living areas on the west. But not sure how long it would take and also cost. Would also need to engage a good concretor

    Speak to your local council about relocating the crossover, you will need to apply for a permit first before engaging concreters.

    • I spoke to the local council who explained the process but wasn't able to give me a timeframe. They did mention that I would need to source my own concretor.

      Any recommendations for concretors if you are based in melbourne?

    Just had to submit a council works application for exisiting crossover to be re-concreted due to excavator damage during a knowdown. If you do a DA you tend not to need to do this application but as we did a CDC build it doesnt include it. Almost $500 just for the application to ask the council for permission if its ok to fix their public land and you need engineer drawings - bit of a joke right?

    • $500 just to ask for permission is ridiculous!

      I'm not sure whether relocating the crossover comes under DA or CDC…

      I tried googling online for the cost but most of the posts were several years old. Looks like I might need to post on airtasker or the like to get some quotes to get an idea of the costs..

  • I just had a look at the Amalfi 29. The direction of the kitchen is of no concern to me, but overall it's in the right orientation for me. You've got northern light coming into your living room and alfresco area. I'd pass on this house if it was the other way around.

    Besides… there's an island with sinks, depending on what you are doing in the kitchen you might be east facing.
